A six-storey rental building has been proposed adjacent to View Royal’s Fort Victoria RV Park, and kitty-corner from a recently approved three-building rental project for an area designated as the municipality’s future town centre.
 
 
Developer GT Mann Contracting with Urban West Architecture have submitted plans for a 94-unit development at 346 Island Highway, at Prince Robert Drive and the western end of the RV park.
 
Plans show units will range from studio layouts through to three-bedroom homes, with a two-storey electric vehicle-ready underground parkade along and three surface stalls for drop-offs and visitors, totalling 95 vehicle stalls.
 
As part of the project, the developer will fund street frontage improvements for pedestrians, the planting of new boulevard trees, and an attempt will be made to save existing trees between the future building and Island Highway.
 
With the development parcel spanning almost from Island Highway to the E&N Rail Trail, the proposal includes a pedestrian connection to the route via Kislingsbury Lane, while providing sight lines onto the trail from units to improve trail safety.
 
Amenities for residents will be in the form of a rooftop deck, gardening and picnic areas, an indoor gym and bicycle storage.
 
View Royal council recently approved a proposal from developer Boardwalk for a 248-unit, three-building rental community at 339-345 Island Highway at Prince Robert Drive that will replace the former Cambridge Hotel property adjacent to the township’s fire hall.
 
The municipal vision for the Island Highway corridor between Admirals and the ‘Colwood Strip’ portion of Island Highway is to create a high density town centre, focused on the area of the GT Mann and Boardwalk projects, and what is currently the Fort Victoria RV Park.
 
GT Mann, meanwhile, is overseeing the early stages of another high density project at 167-171 Island Highway, between the Four Mile Pub and the E&N Rail Trail, where its 82-unit Grand and Fir condominium will rise to five-storeys. Sales at Grand and Fir have been strong, and completion is eyed for 2026.
 
 
View Royal’s Island Highway corridor from the Esquimalt border through to the four-lane portion feeding into and from the Trans Canada Highway has seen a significant volume of development interest in recent years.
 
Completed is Maija London, a four-storey condominium at 280 Island Highway. Several lots to its east, developer TLA has re-started construction at its four-storey Skyeview condominium project at 244 Island Highway. The Royale, a six-storey condominium at 298 Island Highway, is also under construction and will feature a boutique market as its anchor commercial tenant. C
