Images of a barbershop quartet might come to mind with the news that one of downtown Victoria’s most popular salons for men is on the move to View Street’s newly completed and fittingly named Jukebox condominium building.
 
Rolf’s Cook Street Barbershop, a staple of the North Park neighbourhood on Cook Street at Pandora Avenue, will transition to modern digs later this winter to join a growing list of businesses settling into ground floor retail spaces of Mosaic Properties Inc.’s 1029 View Street complex.

The shop's relocation from Cook Street is precipitated by redevelopment plans of the Wellburn’s Building where owner Rolf Mossman has leased a street level unit for a number of years. Known as Parkway, the project will retain Wellburn’s two level façade while adding several floors of rental residences above. Commercial spaces will line both the Pandora Avenue and Cook Street frontages, although occupancy is not expected until 2021 or 2022 at the earliest.
 
To keep the doors open, Mossman and his stylists will soon occupy unit 110 among Jukebox’s View Street storefronts near the intersection of View and Vancouver streets approximately 500 meters away. The barbershop is currently operating seven days a week with walk-in-only services.
 
Built last fall, the 215-suite Jukebox is pushing 90% sold-out status for its collection of studio, one and two-bedroom residences. The centrally located, move-in ready homes have seen a rapid post-construction uptake among buyers with market-leading pricing starting in the low $300,000s.
 
With move-in ready inventory increasingly in vogue among established condo markets like the Harris Green area of downtown Victoria, both residential purchasers and investors are turning to finished product for instant occupancy, and for commercial operators, firm expansion or relocation opportunities made possible with business spaces ready for custom finishing.
