Langford's 80-suite Reunion condominium offering becomes fastest selling development of 2021

Reunion at #MyBelmont, a Langford condominium project on lands formerly occupied by Belmont Secondary School, has progressed to sold-out status in one of the fastest pre-sale uptakes ever seen on the West Shore while clinching the title of southern Vancouver Island's most desirable development of 2021.
Ledcor Property Investments’ five-storey, 80-suite offering that launched in early fall as the final phase of Ledcor’s #MyBelmont residential community (on Reunion Avenue at Kelly Road) drew purchasers to its one and two-bedroom offerings at a pace firmly establishing the West Shore as a dominant player in the region’s pre-sale market.
"The condominium and rental homes at the #MyBelmont neighbourhood have been one of the most sought-after pre-sale and rental destinations on the West Shore, and Reunion outpaced the level of interest we saw at our earlier phases," said Marcela Corzo, Director of Development for Ledcor Property Investments, adding that “Reunion was designed to appeal to a wide range of buyers at a time when the real-estate offerings were adapting to changing needs like working from home, and this really resonated with purchasers.”
When the project was launched, #MyBelmont’s sales director Peter Gaby said Ledcor’s response to a post-pandemic real-estate market factored into all aspects of its design, and resulted in an amenity package unique to all of Greater Victoria.
“Reunion offers practical benefits such as larger floorplans, den and flex space options, and ground floor private terraces, together with 28,500 square feet of trend-setting amenities like co-work stations, meeting rooms, virtual meeting booths, and private indoor or outdoor recreational areas,” Gaby said.
Last spring Ledcor undertook a comprehensive anonymous survey to gauge which attributes of multi-family living fared well during the pandemic, and which amenities could warrant changes or be better adapted. The responses helped cater the developer’s final phase of condominiums that would emerge during peculiar times brought on by the pandemic.
“As part of Reunion at #MyBelmont’s planning phase, Ledcor gathered feedback from over 1,400 individuals to assess their values and post-pandemic housing needs and this shaped the final release of homes at #MyBelmont,” said Corzo. “Thanks to the insights from the survey, Reunion entered the market as one of the most forward-thinking pre-sale opportunities on southern Vancouver Island with pandemic resilience top-of-mind with every aspect of the project.”

Sized from just under 700 square feet to nearly 1,200 and priced from the high $300,000s, Reunion hit the market in September with junior two-bedroom, two-bedroom, plus one and two-bedroom formats with flex space or den options well suited for home office setups.
By mid-December, all 80 residences at Reunion and a handful of suites that remained at the prior phase known as Belmont Residences East found their buyers, effectively culminating several years of successful home sales at #MyBelmont.
Attractive pricing, amenities and a commercial centre already offering retail services like the flagship Thrifty Foods grocery store, numerous restaurants and food outlets, travel services and local shops, #MyBelmont also ticked all the boxes for purchasers at two previous phases of condominiums – the first completed in 2020 and the second (sold-out and currently under construction) will complete by mid-2022 – and at two fully leased apartment blocks.
“One of the major advantages of living at #MyBelmont is the comprehensive retail centre already constructed right next door,” Gaby said of Reunion’s location. “The Belmont Market with 160,000 square feet of commercial space and the adjoining West Shore Town Centre, ample transit connections to downtown Victoria, and the Galloping Goose dedicated walking and cycling trail connecting downtown Victoria make for a Walkscore value of nearly 100, which is arguably the highest on the West Shore.”
The construction of Reunion at #MyBelmont started in October 2021 and is slated for occupancy in the fall of 2023.
#MyBelmont is a 22-acre community on southern Vancouver Island’s West Shore on lands formerly occupied by Belmont Secondary School. The project’s residential properties are comprised of five phases, including Belmont Residences East and its counterpart Belmont Residences West. At build-out, #MyBelmont will feature approximately 500 residences in three condominiums and three rental complexes.
