Only two condominium residences remain for purchase at Esquimalt’s landmark Town Square development following a successful sales campaign for what became one of the most desirable homeownership offerings in Greater Victoria.
With ocean views and a prime location central to employment and an amenity-rich walkable setting, Aragon Properties’ Esquimalt Town Square (ETS) drew buyers to its 68 one, two and three-bedroom layouts in search of down-sizing opportunities and first-time purchases close to Victoria’s busy downtown core.
To close out the community’s final sales campaign, available for purchase are two move in-ready, two-level luxury penthouse suites featuring 1,292 and 1,449 square feet of top-floor living space, plus enviable 1,178 and 1,188 square foot private rooftop patios, respectively, with unobstructed views towards the Salish Sea, Esquimalt’s beautiful urban canopy, and the rolling Sooke Hills backdropping the Capital Region.
“Sometimes we really do end up with the best for last,” says Joanne Trudeau, Sales Representative at Esquimalt Town Square. “Our two penthouse condominiums at Esquimalt Town Square’s Douglas
buildings are among the finest new-build homes currently on the market, and their expansive puarivate rooftops are an amenity rarely offered in Victoria, yet highly sought after.”
Adorned in opulent finishings and near-floor-to-ceiling windows throughout their main living areas, Town Square’s two home finale delivers a wow-factor of high-end appliances, ample room in two-bed, two-bath configurations, walk-in closets and spacious kitchens maximizing efficiency with top-shelf touches.
In-suite amenities such as linear electric fireplaces set into Aragon’s signature reclaimed brick accent walls add industrial flair to modern layouts, while 9’6” ceilings give each home a sense of spaciousness, as ultra-efficient panes and patio doors keep interiors comfortable year-round.
Staircases lead residents to a private outdoor oasis nearly mirroring the scale of each residence below, providing a luxurious design with built-in gas barbecue grills and all-weather kitchens for easy entertaining, large enough to accommodate homeowners with pets or children.

“In terms of an ideal home for downsizing or an alternative to townhomes and single-family-homes for growing families, the spaciousness of a large two-bedroom, two-bath penthouse with a private rooftop terrace is the pinnacle of condominium living,” Trudeau said, adding that “the quality and workmanship at the Douglas and Arbutus has drawn a majority of owner-occupiers, which is atypical in the Victoria market, but speaks to the project’s appeal among downsizers.”
In keeping with transportation trends, both homes are accompanied by one electric vehicle-ready parking stall in a secure underground parkade. Frequent bus services immediately alongside the project’s location on Esquimalt Road at Park Place offer all-day services to UVic, CFB Esquimalt, the downtown core and Saanich.
Speaking to future value, demand for Esquimalt real-estate has surged in recent years as Victoria’s coastal lands in the Vic West neighbourhood – sharing a border with Esquimalt – continue their build-out. The progression of urban infill and densification efforts in Victoria have trended west where they've met a more than willing neighbour already poised for growth.
“Esquimalt has one of the best pedestrian and alternative transportation networks on the south Island, and being a walkable municipality rich with amenities, it is favourably positioned to absorb growth in a smart and sustainable way,” Trudeau said. “When buyers look to new real-estate opportunities stemming from COVID-19's impacts, Esquimalt presents itself as a friendly, caring and forward-thinking place to call home.”

Comprised of four buildings, ETS includes an office block (known as The Mill
) and a purpose-built rental apartment (called The Spruce
; now fully leased) alongside The Douglas and The Arbutus condominiums.
Anchoring the commercial ground floor of The Mill is a new branch of the Greater Victoria Public Library, set to open this Spring. Esquimalt Roasting Company, meanwhile, has opened as one of two retail tenants in the ground floor space of The Spruce, and a pub or restaurant is planned for an adjacent unit fronting Esquimalt Road and ETS’s town square plaza.
As Aragon winds down its sales program at Esquimalt Town Square, the company is working towards the sales launch of its multi-building Oakwoods condominium development coming soon to Esquimalt’s English Inn lands on Lampson Road, and the unveiling of a townhome and single-family-dwelling project on Church Road in the western-most Victoria suburb of Sooke.
