A new phase of condominiums at Aragon Properties’ Esquimalt Town Square development adjacent to Esquimalt’s town hall is set to be released to the public this weekend as the mixed-use project nears completion in the township’s civic district.
 
The Arbutus, a follow-up to the Douglas condominium at Esquimalt Town Square (ETS) will be released this Saturday, and its collection of 36 spacious suites is targeted at buyers searching for new-build offerings in established, amenity-rich and walkable neighbourhoods on downtown Victoria’s periphery.

“A lot of buyers are realizing they don't necessarily need to be living right downtown, namely because they may be working from a home office, or have a more slack office schedule, and Esquimalt is quickly gaining a reputation of being an ideal place to live,” Bell says. “You are still super central and it's quick to pop into downtown if you need to make a stop into the office, but you're also tucked away from the hustle and bustle. And as a purchaser on the cusp of growing demand, you’re likely getting in the market at a better price point, or with more square footage, than what you would get directly downtown.”
 
Bell and her partner, who both work in the real-estate industry, say their interest in the project was piqued when representing a purchaser at The Douglas.
 
“I actually walked into The Douglas’ presentation centre looking at details for a client and I left completely in love with what Aragon has created. Each unit has such charm and is so different from what we see everywhere else in Victoria. The exposed brick feature wall, sleek kitchen, oversized windows, and high ceilings had me sold, everything was completely my style and I knew we had to make the move there,” Bell said, adding that “being in real-estate, my partner and I also purchased on an investment basis as we could see how up-and-coming Esquimalt was going to be.”

Speaking to future value, demand for Esquimalt real-estate has surged in recent years as Victoria’s coastal lands in the Vic West neighbourhood – sharing a border with Esquimalt – continue their build-out. The progression of urban infill and densification efforts in Victoria have trended west where they've met a more than willing neighbour already poised for growth.
 
“Esquimalt has one of the best pedestrian and alternative transportation networks on the south Island, and being a walkable municipality rich with amenities, it is favourably positioned to absorb growth in a smart and sustainable way,” Ramsay said. “When buyers look to new real-estate opportunities stemming from COVID-19's impacts, Esquimalt presents itself as a friendly, caring and forward-thinking place to call home.”
 
Comprised of four buildings, ETS includes an office block and a purpose-built rental apartment (called The Spruce) alongside The Douglas and The Arbutus condominiums.
 
Anchoring the commercial ground floor of the office building will be a new branch of the Greater Victoria Public Library, which is set to open this year within the landmark structure at the heart of the project. Constructed out of mass timber-designed technology, the five-storey complex is one of the province’s first adopters of the newly developed construction format. Although Aragon has yet to reveal the tenant make-up, interest for the 40,000 square feet of available office space has been strong, Ramsay confirms.
 
Meanwhile, rental homes at The Spruce will be released to the public in the coming weeks. The 36 apartments will range from one to three-bedrooms, and feature over-height ceilings, modern market-leading interiors identical to their condominium counterparts, and parking within an underground parkade.
