Boutique condominium project 'Ferrell' hits the market in Saanich's Shelbourne Valley

A boutique condominium project along Saanich’s Shelbourne Valley corridor is nearing its sales launch by TLA Developments.
The builder/developer recently unveiled Ferrell, a 24-suite, four-storey complex slated for 1544 Christmas Avenue at Ophir Street (see website) near the intersection of Shelbourne Street and Cedar Hill Cross Road.
Comprised of nine studio, six one-bedroom and nine two-bedroom layouts, Ferrell’s floor plans will range from nearly 400 square feet to just over 1,000 square feet targeting first-time purchasers, urban professionals and right-sizers seeking attainable new-build housing in Victoria’s core.
“The Shelbourne Valley is emerging as one of the most desirable urban neighbourhoods in Greater Victoria, with an inviting, walkable street grid, access to a wide array of amenities, and frequent transit services,” says Chris Bradley, a founding partner at TLA, adding that “Ferrell is situated at the heart of this precinct.”
Ferrell’s secure on-site parking will accommodate 14 vehicles, plus an exterior visitor stall. All parking spots will be pre-wired for electric vehicle charging stations.
Cycling infrastructure will feature 52 ‘class 1’ bicycle stalls and six ‘class 2’ stalls, along with charging stations for electric-assist bikes. Each residence will include a storage locker.
Although details relating to finishings and material palettes are not yet available, Bradley anticipates the marketing program to ramp up in the second half of summer. The developer says occupancy is targeted for late 2023.
TLA, meanwhile, recently secured approvals for its Sterling proposal in Esquimalt. The five-storey pre-sale will rise along Selkirk Avenue near the Victoria-Esquimalt border, just a stone’s throw from the Gorge Waterway.
And already 80% sold is Skyeview, TLA’s four-storey condominium currently under construction along the 200-block of Island Highway in View Royal. Skyeview is expected to reach occupancy later this year or by early 2023.
