While missing middle and residential zoning changes are all the news these days, the largest townhome development built within the City of Victoria in nearly two decades has just wrapped up construction.
 
Washington, by local homebuilder, Formwell (see website) is comprised of 34 townhomes in Victoria’s Burnside Gorge neighbourhood at 3080 Washington Avenue. The development houses two, three, and four-bedroom townhomes in 10 separate buildings, that replaced three single-family homes on the property.
 
Representing the largest townhome project to be built by unit count since the City of Victoria adopted its current development record-keeping system in 2005, construction on Washington began in late 2021 following a busy pre-sales campaign and strong market demand that pre-dated the establishment of Victoria's Missing Middle Housing Initiative.
 
Designed in partnership with renowned interior design team, Bidgood, Washington’s family-oriented floorplans and features seek to rival those traditionally found exclusively in single-family homes, with elements like generous fenced yards, spacious living areas and plenty of functional storage throughout.
 
In addition to establishing 34 new homes where there were previously three, the townhome community’s site design efficiently maintains a 5,000 square foot greenspace as a common-use area for residents, known as Washington Green, home to several mature Douglas fir, Western red cedar and Bigleaf maple trees.

The project even includes a contribution to the Doric Greenway Connection, a 4.2-meter-wide protected statutory right-of-way, which once connected by the City of Victoria to Balfour Avenue, will provide neighbours and residents of the area with a safe pedestrian and cycling connection between Doric Street, Cecilia Ravine Park and the Galloping Goose Regional Trail.
 
Co-founded by local construction and development professionals Kyle Ryan and Sam Ganong in 2021, Formwell focuses exclusively on townhomes, with a core purpose of improving livability for families. The pair was driven to start the company following their own personal experiences raising families in townhouses.
 
Formwell has three other active townhome projects in various stages of planning or development in Saanich, Colwood, and Langford, each having secured municipal approvals earlier this year. The company plans to launch its next sales program, in South Langford, in time for spring.
 
Back at Washington where homes are 95% sold, the final available townhome – a four-bedroom, three bath layout – was recently completed, and fully furnished by Bidgood.
