Sooke to add nearly 250 affordable and market rentals by mid-2024

Sooke’s housing supply will grow by 247 units of rental apartments in the first half of 2024, as two projects underway along Drennan Street and Otter Point Road reach occupancy.
The mix includes 170 affordable rentals (at 2075 Drennan Street) in two five-storey buildings that will be managed by M’akola Housing Society, and two three-storey buildings comprised of 77 market apartments with ground floor commercial spaces (at 2097 Otter Point Road), dubbed Park View.
The nearly 250 homes are in addition to 75 affordable apartments completed in 2023 along Charters Road near Throup Road, also in Sooke’s core. The latter reached occupancy last fall as a four-storey design, with residences targeted at local First Nations and non-First Nations tenants.
Both the Drennan Street and Otter Point Road projects were initially earmarked for occupancy in 2023.
Meanwhile, planning continues for an approved 75-unit seniors residence at 6671 Wadams Way adjacent to Sooke’s new library branch. The six-storey block will include a medical clinic, along with community spaces for youth and youth activity programs. Construction timelines remain fluid, with no definitive start or completion targets.
Elsewhere in Sooke’s town centre, developer Seacliff received a green light in 2023 to build 83 rental homes and seven strata-titled townhomes in a mixed-use development on Sooke Road at Goodmere/Church roads. Seacliff will deliver three buildings, rising to eight storeys, three storeys and one-storey.
Not far from Seacliff’s site is developer WestUrban’s two-building, six-storey mixed-use proposal along Brownsey Boulevard south of Sooke Road, opposite the town’s Evergreen Centre retail plaza. 161 homes are planned as part of that project.
Multiple other applications are moving through the approvals process in Sooke’s core, that will tally up to several hundred units of condominiums and apartments, if approved.
Sooke is among British Columbia’s fastest growing municipalities, according to the 2021 census. Sooke-proper’s population grew from 13,001 residents in 2016 to 15,086 over a five year period, a change of 16%. The significant growth rate is expected to continue. C
