A private islet part of the Southern Gulf Islands has been listed for sale, and it could be yours for a cool $2.5 million.

Fane Island, located off the eastern coast of North Pender Island, has a high tide land mass of just under two-acres, and features a small rustic cabin. Cabin amenities include a deck, solar power, a wood stove and a bathroom plumbed to a recently installed septic system. 
 
The island’s sales listing from realtor Mark Lester of Colliers International’s Vancouver office cites a five minute sailing time by boat from North Pender Island’s Hope Bay to a man-made harbour at Fane Island’s north end, which includes a “nice little beach that provide[s] excellent access for recreational uses.”

BC Assessment identifies the land mass as 1.7-acres, while the listing describes 1.9-acres. The assessed value is significantly below the asking price, however, at $817,900. Annual property taxes are levied at approximately $2,300.
 
Islands off Victoria’s coast and throughout the Southern Gulf Islands have appeared with some regularity on the re-sale market in recent years, including the 10-acre Halibut Island east of Sidney Island marketed by the same agent representing Fane Island’s sale. Halibut Island was priced at $2 million in mid-2020.
 
Several hundred large and small islands dot the seascape in the southern Salish Sea, including the San Juan Islands of the United States. The waters along Vancouver Island’s southern coast are some of the most popular in North America for recreational boaters, wildlife observation, and tourism. Shipping lanes also traverse the area connecting to the ports of Seattle and Vancouver. C
