Tri-Eagle Development Corporation and Jawl Residential (formerly Trebizond Developments) have applied for a development permit amendment to build a six-storey, 60 unit woodframe condo at 4396 West Saanich Road in Saanich.

Tentatively known as The Residences at Royal Oak, the building will be situated at Tri-Eagle Plaza near the nexus of West Saanich Road, Glanford Road and Quadra Street and just south of the Royal Oak Shopping Centre.

Originally envisioned as a five-storey office building, the development concept turned all-residential following the success of the development team's Uptown Place condo project at Huxley Street and Rowland Avenue north of the Uptown Shopping Centre.

"With the tremendous success of Uptown Place and continued demand for housing in the area, the team decided to move forward on another nearby residential development with a similar look and feel," said Tri-Eagle and Jawl Residential Marketing and Development Coordinator, Oliver Tennant.

Designed by Victoria-based de Hoog Kierulf Architects, The Residences at Royal Oak will feature similar west coast modernist architecture to that of Uptown Place. Home layouts will range between one and two bedrooms with ground floor "garden level" units offering strata maintained patios and yards.

78 parking spaces will be provided for residents in a single underground level with 12 surface stalls available to visitors.

Pending municipal approvals, sales and marketing will launch by mid-2016 with construction completion and occupancy planned for late 2017 or early 2018. C
