The District of Saanich approved on Tuesday night over 300-units of housing at two development sites in the Carey and Royal Oak neighbourhoods.

Mike Geric Construction’s (MGC) Mateah proposal – planned for 750 and 760 Enterprise Crescent at Glanford Road in Carey (at the site of the Bird of Paradise Pub) – will deliver over 250 condominium and rental residences within three buildings that will also include a non-profit daycare, plus light industrial and retail spaces.
 
Connected by public plazas, or ‘paseos,’ Mateah’s buildings will appear to rise ten, eight and five-storeys tall, although due to the variation in topography on the development parcels, all three buildings will present as shorter or taller structures depending on the vantage point they are observed from.
 
38 residences will be offered as rental apartments, with half available at rents 15% below CMHC rates for the Greater Victoria rental market. The below-market homes will be administered by an organization such as the Capital Region Housing Corporation.
 
MGC, meanwhile, is currently in the early stages of pre-sales for its Marson condominium development along Elk Lake Drive in the Royal Oak neighbourhood, where during the hearing for Mateah, developer Aryze secured approvals for a 68-unit rental complex at 520 Normandy Road and Elk Lake Drive.
 
The multi-year planning effort saw the proponent alter the building's design multiple times following neighbourhood feedback, eventually landing on a four-storey variant in lieu of a earlier six-storey massing. The project garnered unanimous approval from Saanich officials.
 
Aryze expects construction to get underway later this year, with completion by early 2024. C
