'Reunion' condos at West Shore's #MyBelmont community adapted to post-pandemic shifts in real-estate trends

Langford’s award-winning #MyBelmont community on the former Belmont Secondary School lands is celebrating the launch of its third phase of condominium pre-sales at the master-planned project.
Developer Ledcor Property Investments’ new release, known as Reunion at #MyBelmont, begins sales at the end of the summer with next-generation suite designs and an amenity package curated for a post-pandemic shift in real-estate trends.

Earlier in the year Ledcor undertook a comprehensive anonymous survey of condominium residents to gauge which values and attributes of condo living fared well during the pandemic, and which amenities could warrant changes or adapt to emerging needs.
“As part of Reunion at #MyBelmont’s planning phase, Ledcor gathered feedback from 1,400 individuals to assess their values and post-pandemic housing needs and this shaped the final release of homes at #MyBelmont,” said Marcela Corzo, Director of Development, Ledcor Property Investments. “Thanks to the insights from the survey, Reunion is launching sales this summer as one of the most forward-thinking pre-sale opportunities on southern Vancouver Island with pandemic resilience top-of-mind in every facet of the project.”
In terms of value, Gaby points to the significant disparity between condominium prices in downtown Victoria and its periphery, and to those on the West Shore. 2020 and 2021 have been banner years for pre-sales in Langford and its adjoining communities as homebuyers turned their attention to suburban markets and the larger homes at competitive price points they offer.
“On a per square foot basis, the homes at #MyBelmont are not only larger than at comparable projects, but also priced below $600 per square foot, on average, compared to downtown Victoria’s $1,000 per square foot,” Gaby said. “Buyers from across the spectrum, whether first-time homeowners or downsizers, are financially ahead by taking advantage of these prices in light of the south Island’s overall real-estate valuations.”

#MyBelmont’s third release unveils residences sized from 698 to 1,195 square feet from $389,900 in junior two-bedroom, two-bedroom, plus one and two-bedroom formats with flex space or den options well suited for home office setups.
Attractive pricing, amenities and a commercial centre already offering retail services like the flagship Thrifty Foods grocery store, numerous restaurants and food outlets, travel services and local shops, #MyBelmont ticked all the boxes for purchasers at two previous phases of condominiums – the first sold-out and the second (now under construction) is 96% sold-out – and at two fully leased apartment blocks.
“One of the major advantages of living at #MyBelmont is the comprehensive retail centre already constructed right next door, known as Belmont Market,” Gaby says. “The Market and the adjoining West Shore Town Centre, ample transit connections to downtown Victoria, and the Galloping Goose dedicated walking and cycling trail connecting downtown Victoria make for a Walkscore value of nearly 100, which is arguably the highest on the West Shore.”
With amenities for residents serving as a significant differentiator between Reunion and prior offerings, the list of in-demand assets accessible to all homes is long, and described by Ledcor as a “Grand Lobby with small seating areas, a secure mail room with large-parcel receiving, a standalone co-working building that provides private rooms for focused work, virtual meeting booths and shared workspaces, access to the 4,000 square foot Belmont Club, and to meet the demand expressed by survey respondents for being close to nature, an outdoor yoga space as well as a private conservation area complete with boardwalk.”
Meanwhile, Reunion’s state-of-the-art presentation centre is now open for by-appointment previews at 915 Reunion Avenue at Kelly Road adjacent to Belmont Market’s Thrifty Foods. The presentation centre’s large immersive and interactive display allows visitors to virtually tour the Reunion grounds, suites, and even the BBQ terrace overlooking the Galloping Goose Regional Trail and the well appointed European-styled pet club.`
#MyBelmont is a 22-acre community on southern Vancouver Island’s West Shore on lands formerly occupied by Belmont Secondary School. The project’s residential properties will eventually comprise of five phases, including Belmont Residences East with only a handful of homes remaining and its (sold-out) counterpart Belmont Residences West. At build-out, #MyBelmont will feature 520 residences in five condominiums and two rental complexes (completed in 2019 and known as Crossing at Belmont).
