Office block coming to former Petro-Canada truck service centre at Sooke and Kelly roads

A former Petro-Canada commercial vehicle fuelling and service centre along Sooke Road at Kelly Road in Colwood is being transformed into an office block, Citified has learned.

Construction is underway on a two-storey commercial project at 2231 Sooke Road and 598 Heatherly Road that will deliver just over 9,000 square feet of modern office space to Victoria’s rapidly growing West Shore.
Designed by WA Architecture for Rolland Holdings Ltd., the building will front Sooke Road while 26 surface parking stalls will occupy the majority of the site’s remaining land with vehicle access off Heatherly Road.
Completion is targeted for later this year or early 2023.

The property was used as a service centre from the late 1980s through 2020. That year, former owner Suncor Energy Products Partnership decommissioned the operation and undertook land remediation, according to municipal documents from the City of Colwood.
The West Shore’s office market has enjoyed significant expansion in recent years with the completion of several projects and multiple developments now underway.
In addition to Rolland Holdings' 9,000 square feet of space coming to 2231 Sooke Road, two sizable office buildings (See Plexxis Tower and Terminus) are under construction in the City of Langford totalling over 100,000 square feet, with several more offices recently completed, under construction or progressing towards a construction start.
