North Saanich marina tests the waters with $5.25 million sale offering

An iconic Saanich Peninsula marina has been listed for sale as demand for moorage throughout Greater Victoria continues to outpace supply.
North Saanich’s Deep Cove Marina – located at 10990 Madrona Drive along the western edge of the municipality and in the waters of Saanich Inlet – is on the market for $5.25 million. According to its listing, the sale includes two land parcels, a long-term foreshore lease, an approximately 4,000 square foot commercial building and over 1,600 feet of piers.
Described as a “high quality income producing property” by listing agent John Morris, Deep Cove Marina has undergone renovations in recent years, positioning it as a desirable asset in light of the volume of watercraft requiring moorage on the south Island, and the lack of marinas to service the region’s growing community of boaters.
In terms of new supply, proponents of Sooke’s Silver Spray community are planning a marina near the western edge of East Sooke on lands part of Sooke-proper. The Sooke Basin facility will accommodate nearly 60 vessels and is planned as a part of a new residential phase at the oceanside subdivision.
The Capital’s most notable recent addition to the boating world is Vic West’s $35 million Victoria International Marina situated along the banks of the Inner Harbour. Completed in 2018 and catering to larger vessels and private yachts, VIM was placed on the market for $24 million in early 2021, before falling into receivership by fall of that year. Its ownership group regained control of the project in spring of 2022. With 28 slips, VIM has gained post-pandemic notoriety among American and Canadian boaters alike. C
