Newest downtown Victoria condo tower completes with 107 homes at Yates and Cook

Chard Development is celebrating the completion of its latest condominium tower in Victoria following three years of construction, Citified has learned.
 
Nest, a 12-storey, 107-suite market highrise (see website | see profile) with ground floor retail spaces along the 1100-block of Yates Street at Cook Street got underway in 2021 alongside its six-storey, 104-unit counterpart Haven (with frontage onto Johnson Street). In September, Nest achieved occupancy from the City of Victoria on the heels of Haven, which secured occupancy earlier in the year.
 
Both Haven and Nest represent considerable milestones for Chard as the company’s 10th and 11th buildings in Victoria, respectively. Nest, with its one-through-three-bedroom homes, delivered among the region’s most contemporary residences to Victoria’s Fernwood neighbourhood, while studio-through-three-bedroom Haven – associated to a unique partnership with BC Housing – provided a financial leg-up for purchasers through a 10% down payment assistance program for buyers who meet certain qualifications.
 
“We are pleased with the completion of Nest and Haven, Chard’s newest residential projects - both positioned to uniquely serve the housing needs of Greater Victoria,” said President and CEO of Chard Development, Byron Chard, adding that “we are excited to release our remaining one and two-bedroom homes at Nest and Haven as move in-ready homes for buyers that have been anticipating high quality, new-build residences in Victoria without the wait of a pre-sale timeline.”
 
Between the two buildings, only a handful of units remain for sale, each with distinct attributes and layouts that will appeal to a wide range of homebuyers, and at price points that span from down payment-assisted entry-level homes at Haven, to stately one and two-bedroom condominiums at Nest.
 
To sweeten the deal on Nest’s for-sale units, Chard Development has a time-limited $30,000 discount promotion on two-bedroom layouts now available from $769,900 (plus GST), and a $15,000 discount promotion on one-bedroom layouts, priced from $440,900 (plus GST) until the end of 2024. At Haven, purchasers eligible for remaining one and two-bedroom condominiums must have no real-estate holdings anywhere in the world, and a maximum income of $131,950 for one-bedroom layouts and $191,910 for two-bedroom layouts to take advantage of 10% down payment assistance from BC Housing through an equity share that can help with financing qualification and lowering monthly mortgage payments. The equity share also lessens a burden many purchasers face in securing sufficient funds for a down payment.

Chard Development has a long history of successful condominium and rental projects in Victoria’s urban core, that started nearly two decades ago with the 12-storey Corazon tower in the 700-block of Cormorant Street, completed in 2006. Chard has delivered over 1,000 homes to Victoria’s city centre over nearly 20 years, including the two-tower, 20-storey Yates on Yates and Vivid condominiums completed in 2021, the 10-storey Escher condominium on Broughton Street completed in 2017, and the 15-storey Yello apartment complex on Yates Street completed in 2015.

Currently under construction, Chard is building its largest project to-date in the city, a 15 and 25-storey rental development opposite Nest between the 1000-blocks of Johnson and Yates streets. Victoria’s newest hotel project, meanwhile, is also spearheaded by Chard, now rising on Broad Street between Yates and Johnson streets.
 
In planning, Chard is working towards a three-tower, mixed-use development on Douglas Street between Discovery Street and Caledonia Avenue. The project received approvals from the City of Victoria late 2023 and is currently going through an amendment to replace its office use with a further contribution of purpose-built rental homes. Although construction timelines have not been confirmed, the mega-project could be under construction as early as next year.
