New-build waterfront commercial spaces hit the market in retail-starved Sooke

New-build commercial units have hit the market in the suburban community of Sooke as part of a waterfront condominium development nearing completion on Maple Avenue South.
Developer Fitzpatrick Enterprises has listed for sale via commercial real-estate brokerage CBRE Victoria a duo of commercial strata properties sized at 1,400 square feet and 650 square feet (approximately) within the ground floor of its nearly sold-out
Residences on Sooke Harbour condominium project.
The larger of the two units is priced at $700,000 and the smaller space is $325,000, with both featuring unobstructed views of Sooke’s picturesque harbour, the Salish Sea and Washington State’s Olympic Mountain range beyond. Underground parking is allocated at four and three reserved stalls, respectively.
“Sooke is one of the fastest growing communities in British Columbia, but it hasn’t seen a meaningful addition of commercial spaces in over two decades. News of two upcoming properties has been well received by local business operators considering expansion or relocation,” Fitzpatrick said.
The offerings are zoned for office or professional use making them suitable for a wide variety of business ventures, and cafes are also permitted.
Meanwhile, sales of The Residences' up-market homes have moved quickly with all but two sold-out. Remaining ownership opportunities are large ocean-view three-bedroom corner suites priced from $749,900. The layouts are sized at just over 1,200 square feet and represent the last on-market listings for new-build oceanfront condominium living in Sooke.

Situated at 1820 Maple Avenue South just west of Sooke's commercial core, construction of the four-storey, 27-suite project is earmarked for mid-summer.
