Nearly 140 residential units, with 25% in 3BR layouts, proposed for large Sidney lot

Fresh on the heels of a five-storey rental complex approval for Beacon Avenue west of Highway 17 in Sidney, a new proposal has emerged in the same area that could deliver nearly 140 units of residences with approximately one-quarter in three-bedroom layouts, Citified has learned.
Planned for 2114 Beacon Avenue West through to Jahn Place on a 1.2-acre property, is a duo of four-storey buildings dubbed Tempo, that will feature one building fronting Beacon Avenue West, and the other fronting Jahn Place with access to a shared underground parking structure. The land is near the recently completed Amazon warehouse on Beacon Avenue West at Galaran Road.
Designed by Nick Bray Architecture out of Vancouver, the project’s aesthetic includes ground-accessible units in both buildings, and two-toned facades broken up by large vertical boxes that split each building’s massing. Glass balconies, and over-sized top-floor heights, round out the exteriors.

According to plans submitted to the Town of Sidney, Tempo’s unit mix will primarily comprise of junior one-bedroom homes plus junior two-bedroom homes – and as a rarity for the Capital Region – an approximate 25% unit share will be in the form of three-bedroom homes with each bedroom including a window. ‘Junior’ layouts are referred to as such if a bedroom is mostly or entirely walled off either with glass or walls, but does not include an exterior window. For example, a junior two-bedroom unit contains one bedroom with a window, and one within the layout (and no exterior walls).
If approved, the project will replace a single-family dwelling that has occupied an expansive lot since 1959, according to BC Assessment. The parcel is the only non-subdivided property in the immediate area east of Galaran Road, a community that remains dominated by single-family homes, while west of Galaran, an industrial park anchored by a newly built Amazon warehouse rounds out the remainder of Sidney’s land base west of Highway 17.
Sidney has approved two large-scaled residential developments in recent months, including a 140-unit rental project near the Tempo site at 2180 Beacon Avenue West, and redevelopment of the Cedarwood Inn on Lochside Drive into 97 condominiums and townhomes known as The Coast in Sidney. Meanwhile, on the south side of Beacon Avenue West and opposite 2180 Beacon Avenue West, the Victoria Airport Authority has approved a 129-room TownePlace Suites hotel development now in the early stages of construction. The hotel will rise where a former retail project secured approvals, but ultimately failed to proceed to construction. C
