Chard Development’s newest homeownership opportunity in Victoria has arrived at Nest, a 107-suite, 12-storey pre-sale offering at 1100 Yates Street.

Nest’s collection of one, two and three-bedroom homes span from 480 square feet to just under 1,400 at price points starting in the low $400,000s.

“We are excited to follow-up our recently completed Yates on Yates and Vivid towers with Nest, a boutique condominium in the beautiful Fernwood neighbourhood a short stroll to everything downtown Victoria has to offer,” said developer Byron Chard, who is overseeing the firm’s tenth residential project in the Capital.

Slated for completion by early 2024 at the Cook and Yates streets intersection, Nest will rise at the location of a single-storey commercial plaza adjacent to a five-storey office complex.

The tower’s ground floor includes well sited retail units fronting onto both thoroughfares, including a corner space designed to accommodate a restaurant.

Building on Chard Development’s tradition of creating functional, contemporary interior spaces notable for their efficient layouts and creative design considerations, Nest’s 107 condominiums will include sought after (albeit rarely on offer in Victoria) air conditioning alongside ‘HRV’ fresh air circulation technology.

“Air conditioning has steadily grown in popularity in Victoria, particularly as more people find themselves working from home. Having the ability to manage comfort year-round alongside an efficient fresh air supply system is a luxury that each Nest home includes as a standard feature,” Chard says.

The Chard brand’s custom European kitchens have developed a loyal following among purchasers with their integrated Fisher & Paykel appliance packages and equal attention to style and function. Kitchen accents include chrome-finished Grohe faucets, under-cabinet LED lighting, soft-close technology throughout, and square-edge quartz countertops with matching quartz backsplashes. Full extension pull out pantries are an enviable element of many homes.

Exquisite spa-like baths and ensuites are adorned by large-format terazzo-inspired heated porcelain tile floors paired with crisp white porcelain tub and shower surrounds. Quartz countertops accentuate beautiful square profile deep soaker tubs, while oversized framed mirrors and custom millwork medicine cabinets provide added storage space above lux vanities.

Living areas benefit from ample use of large-profile, double glazed argon-filled windows to protect from UV rays, significantly reduce exterior noise and provide abundant natural lighting in every layout. Attention to detail is apparent through the built-in backing for wall mounted TVs and integrated snorkel to conceal cables. Spacious decks and terraces average over 100 square feet in size.

A dog-wash station plus a dedicated dog run ensure all members of the family are considered. And Nest's flooring is market-leading, with maintenance-free vinyl plank technology emerging as a must-have particularly in households with young children or pets.

Given its central location, walkability will be at the forefront of the project with access for residents to on-site cycling facilities and a complementary membership for an in-building car-share program.

“Nest incorporates a comprehensive amenity package to maximize utility and enjoyment while supporting alternative transportation options through a residents only electric bike share program and an on site car-share program,” Chard said, adding that “the location is also well serviced by transit connections to the entire Capital Region, and from our location in Fernwood the gorgeous downtown core is on your doorstep.”
