Catherine Street rental complex nears construction start following design changes post-2022 approval

Aryze Developments has completed demolition of an aged apartment building at 822 Catherine Street between Bella and Langford streets in Victoria’s Vic West neighbourhood, and is readying to start construction on a three-storey rental block.
The 27-unit building, designed by Winnipeg-based 5468796 Architecture, will be comprised of studio, one, two and three-bedroom units, along with a ground floor retail space fronting Catherine Street. 10% of the homes, developer Luke Mari tells Citified, will be rented at 30% below market value.
Originally approved in 2022 as a four-storey building with over 30 units and an inward-angled fourth floor along Langford Street, the proponent sought changes post-approval that resulted in an altered exterior design, a drop to three storeys, and a reduction in units while incorporating three-bedroom suites into the mix.
In May, demolition of a two-storey rental building began, with crews knocking down down the structure this week.
Construction is expected to start this summer and extend into fall of 2025.
Aryze is one of the most prolific builders of residential projects in the Capital Region, with a rental complex underway in Saanich near Commonwealth pool, a rental building in the early stages of construction along the 1600-block of Fort Street in Victoria, and construction management of a purpose-built rental along Admirals Road near Craigflower Road in the Esquimalt area on the Songhees First Nation.
The company recently completed a rental building on Kings Road in Victoria, and oversaw construction of a rental building in Esquimalt along Dunsmuir Road for Wexford Development. C
