A boutique condominium in Saanich’s Shelbourne Valley is launching sales this weekend with 24-suites of studio, one and two-bedroom attainably-priced homes targeting first-time purchasers, urban professionals, right-sizers and investors.
 
Ferrell, from homebuilder TLA Developments (see website), will rise four-storeys at 1544 Christmas Avenue and Ophir Street northwest of the Shelbourne Street and Cedar Hill Cross Road intersection. Ferrell’s location is in walking distance to UVic, close to desirable amenities, and connected by frequent-service transit routes.
 
Comprised of nine studios priced from $314,900, six one-bedrooms available from $414,900 and nine two-bedroom layouts starting at $699,900, Ferrell’s floor plans present buyers with urban condominiums spanning 400 square feet to just over 1,000 square feet, including garden level options. On-site electric car pre-wired parking will accommodate 14 vehicles, plus a visitor stall.
 
A Modo car share membership will be provided for each suite.
 
Cycling infrastructure will feature 52 ‘class 1’ bicycle stalls and six ‘class 2’ stalls, along with charging stations for electric-assist bikes. Each residence will include a storage locker.
 
“Following Ferrell’s reveal earlier this summer and based on the volume of early registrations via Ferrell’s website, the Shelbourne Valley is becoming one of the most desirable urban neighbourhoods in Greater Victoria,” says Chris Bradley, a founding partner at TLA.

“The valley has an inviting, walkable street grid, access to a wide array of amenities, and excellent transit services that make access to both the UVic and Camosun campuses easy, and offer all-day service to downtown Victoria. We look forward to Ferrell becoming a positive addition to what is truly an exceptional part of the Capital,” Bradley continued.
 
Finishings at Ferrell are inspired by modern and functional interior designs curated for pet and child-friendly durability, and efficiencies to make the most of each layout. Large windows will take advantage of natural lighting, while enclosed patios on floors one through three make every home’s exterior area a year-round space. Over-sized patios on the fourth floor penthouse level cater to container gardeners, with plenty of space to entertain. 
 
Construction is expected to get underway by early 2023, Bradley says, placing an occupancy target on early 2024.
 
TLA recently secured approvals for its proposal in Esquimalt known as Sterling. The five-storey pre-sale is slated for Selkirk Avenue near the Victoria-Esquimalt border, just a stone’s throw from the Gorge Waterway.
 
And already 80% sold is Skyeview, TLA’s four-storey condominium currently under construction along the 200-block of Island Highway in View Royal, now selling its final release of seven homes. Skyeview is scheduled to reach occupancy by early 2023.
