January, 2023 update: this project has been converted into a rental development. It is no longer selling residences.

Centennial Court, an amenity-rich, pet-friendly condominium project in the heart of Langford’s burgeoning downtown, is nearing the launch of its sales campaign targeting first-time homeowners, down-sizers and investors.

Known for designing and building modern up-market multi-family projects across Canada, Ironclad Developments Inc. is diversifying its south Island portfolio of all-rental properties with the company’s first condo development in the Capital Region, offering attainably-priced homes in studio, one and two-bedroom layouts.

Currently under construction along the 3400-block of Costin Avenue at Carlow Road, Centennial Court (see website) is located in the West Shore city’s Centennial Park neighbourhood near retail services, transit routes, lakes and parkland.

Comprised of two connected six-storey buildings and 155-suites between them, Centennial Court features quality, high-end finishes paired with what Ironclad calls luxurious and lifestyle-enhancing building amenities similar to those offered at its rental properties.

Rising as two six-storey buildings, Centennial Court is coming soon to Costin Avenue at Carlow Road west of downtown Langford.

Occupancy will be split into two phases, with phase one scheduled for completion by mid-winter of 2023.

“Ironclad Developments is one of the largest builders of rental housing in our region, and their desirable homes with leading in-building amenities are for the first time available for purchase as condominiums,” said Neil Blainey, Director of Projects at Victoria-based Island Realm Real Estate.

“What sets Ironclad apart from many developers in our region is the company’s focus on social and lifestyle amenities within its projects, which at Centennial Court will include a full games room, a business lounge, a coffee bar in the lobby, a pet wash station, and what has really excited our prospective purchasers, a rooftop patio with two barbecues and seating areas overlooking the beautiful West Shore,” Blainey continued.

Langford’s densification to the west of its downtown core has expedited in recent years, marking the Carlow Road corridor a prime area for new housing, that while close to the city centre, is removed from the hustle and bustle of a fast-growing downtown.

“Demand for West Shore condominiums has rapidly intensified as purchasers focus on the benefits of a suburban lifestyle in Greater Victoria that provides high density, urban living options buffered from the pace of busy downtown neighbourhoods,” Blainey said, adding that “traditionally, much of the housing on the West Shore has been comprised of single-family-dwellings or townhomes, but that is changing with so many young professionals and first-time buyers taking advantage of Langford’s lower price points for condominiums in its vibrant urban areas.”

Pricing will start in the low-to-mid $300,000s for studio apartments, which include a parking stall. One-bedroom homes will be available from the $400,000s and two-bedroom homes from the $500,000s, with parking and bicycle storage. All homes include air conditioning and roughed-in electric vehicle-ready parking stalls.

Centennial Court’s interiors, meanwhile, are designed with a refined level of modern finishings curated from best-in-class materials, and efficient layouts provide in-home storage solutions and thoughtful living spaces. Energy-efficient construction ensures homeowners will benefit from new building innovations to limit energy costs and carbon footprints.

The project location’s walkability is among the highest on the West Shore, supporting a car-lite lifestyle bolstered by transit services as an alternative to auto travel.

Ironclad's commitment to pet-friendly housing among its projects will be available at Centennial Court as a state-of-the-art pet wash station for residents. Pet wash stations make clean-ups after visits to the beach or the trails easy, and have already inspired a new generation of pet owners throughout Victoria's modern rental apartments and condominiums.
