One of the region’s fastest-selling condominium pre-sales is nearing sold-out status following its late fall release, Citified has learned.

77-suite Cadence, coming soon to Quadra Street at Palmer Road in Saanich from award-winning development firm Abstract Developments, resonated with Victoria homebuyers searching for centrally located urban residences in an established neighbourhood close to transportation options, schools and shopping.

“We’re pleased to announce Cadence is 80% sold-out after only two home releases over a cumulative span of eight weeks of active sales,” says Sarah Henderson, Abstract Developments’ Senior Manager of Sales and Customer Experience. “In that time, our sales team assisted purchasers with the selection of over 60 one and two-bedroom condominiums available at Cadence.”

Though the homes have been selling quickly, Henderson says the project’s remaining inventory, priced from the high $500,000s, is well represented by a large selection of floorplans curated to meet the needs of a large cross-spectrum of buyers.

“As we move towards our final sales program ahead of a construction start this spring, purchasers have a wide assortment of layouts to choose from that will suit a range of homebuyers,” Henderson said.

Preliminary site work for the six-storey build – designed by architectural firm Koka Architecture and interior designers Laura Melling Studio and Nygaard Interior Design – will start in May or June, with completion targeted for early 2024.

With its market-leading interiors, Cadence’s nature-inspired layouts present purchasers with a choice between ‘light’ and ‘medium’ palettes that accentuate grain wood cabinetry, quartz countertops and desirable wide plank oak tone flooring atop sound-reducing underlay.

Integrated kitchen appliance packages with full-height pantries create functional gourmet focal points in every home, while ample storage space is provided in each layout to take advantage of practical efficiencies.

Expansive windows complement every layout’s nine-foot over-height ceilings to create airy, welcoming rooms, and residences include a spacious exterior patio taking full advantage of Victoria’s mild year-round climate.

The building’s amenities start with the Commons at Cadence, an indoor and outdoor private area for residents comprised of a lounge for socializing, co-working pods, a kitchenette with a pre-wired audio/visual system, and pathways throughout an expansive landscaped garden that incorporates quiet seating areas and even a shared fire bowl.

Parking will be in the form of an underground parkade with ample capacity for vehicles, and residents will have access to a secure bicycle lock-up, a bicycle maintenance workshop area, and a cargo bicycle bike-share program.

Situated along a high-frequency transit network, Cadence residents will have access to public transit connections and destinations such as downtown Victoria, the McKenzie Avenue corridor feeding into UVic and CFB Esquimalt, and many shopping nodes to accommodate car-lite transportation choices for each household.

Meanwhile, Abstract Developments has a range of townhome projects coming to the market soon as demand for 'missing middle' housing soars throughout the region. The developer’s proposal at 3450 Whittier Avenue was recently approved by Saanich mayor and council, which will bring a collection of 23 townhomes to the Uptown neighbourhood. In addition, Abstract is in the early stages of its Willow + Glen townhome project coming to the West Shore. Willow + Glen will deliver a wide range of family-oriented townhomes in Langford's Glen Lake neighbourhood between Sooke Road and Jacklin Road.
