161-unit rental project in Sooke's town centre moves closer towards construction start

On the heels of approvals for a 98-unit residential development on Sooke Road at Church and Goodmere roads in Sooke’s town centre, a 161-unit rental project is moving closer to fruition south of Sooke Road opposite the Royal Bank branch.
Developer WestUrban is awaiting a development permit to deliver a broad range of rental apartments in the form of two six-storey buildings at 6645 Sooke Road, with frontage along Brownsey Boulevard through to Goodmere Road.
According to the developer, the unit make-up will include suites in one, two and three-bedroom layouts, plus a ground floor commercial space of approximately 1,000 square feet.
WestUrban’s proposal is one of several planned for the municipality’s core, including a six-storey project immediately to the south with some 79 units and a similar massing on Brownsey Boulevard south of Goodmere Road. That is in addition to the 98 units of housing approved by the District in May for a mostly rental investment with a commercial component at Goodmere Road and Sooke Road, as mentioned earlier in this article.
On Sooke Road at Townsend Road, proponents are seeking a zoning amendment to permit a mixed-use residential and retail project on the site of a single-floor commercial building currently occupied by India Delight Bistro & Bar. No density or height details are presently available, however. Further north on Wadams Way, a seniors housing project is proposed with approximately 75 units in a five-storey building.
Meanwhile, actively under construction are two affordable rental buildings from BC Housing along Drennan Street at Sooke Road, and a third BC Housing building on Charters Road recently completed. Collectively, the government-backed affordable units total 245 homes. On Otter Point Road, a two-building, three-storey market development is nearing completion along the 2100-block, with 77 units. C
