40% sold-out: Langford's Belmont Residences affordable condo dev surges past sales targets

First-time homebuyers and empty nesters have propelled an affordable West Shore condominium development to more than 30-units sold in a matter of weeks and earning it the title of this year's best-selling development on the West Shore, Citified has learned.
The five-storey, 80-suite Belmont Residences – earmarked for a site adjacent to the Thrifty Foods-anchored Belmont Market Shopping Centre now under construction along Jacklin Road – is resonating with value-driven purchasers in search of a walkable, amenity-rich urban node near the rapidly growing Langford town centre.
“Given the market turn-out, the residential phase of our master-planned community will start construction in early September, right after the Labour Day long weekend,” says Scott Morrisey, director of construction for Belmont Residences.
The collection of one, two, and two-bedroom plus ‘flex’ homes, are priced to appeal to first-time buyers and downsizers in search of urban living close to nature, while the location's alternative transportation options and easy access to downtown Victoria are a great fit for busy professionals.
“Nearby lakes, parks, walking trails, the cycling network, and the upcoming Belmont Market have been a powerful draw for buyers searching for a West Shore lifestyle that isn’t necessarily a house with a yard or a condominium tucked away from Langford’s downtown core,” says Marcela Corzo, director of development for Belmont Residences. “Given our central location and the master-planned nature of this project, we’ve been able to strike a real balance between everyday value, an urban setting and transportation choices that are typically seen outside of the West Shore.”
Corzo outlines building amenities as a well-proportioned private terrace with a built-in barbecue, outdoor seating and fire pit, ample storage, a bicycle repair room, provisions for pet owners and storage for personal watercraft such as kayaks or stand-up paddle boards to accommodate residents looking to take advantage of the West Shore's lakes and miles of shoreline.
“Belmont Residences’ amenity area will create a seamless transition from the residences to the natural surroundings of the Galloping Goose. Our bicycle amenities will include a thoughtfully designed secured bicycle storage space, a bicycle wash station with a repair area, a pet grooming station, even storage for kayaks,” says Corzo.

The project made headlines in May for extending the popular U-Bike program from the urban core of Victoria to Langford. The highly-visible green bicycles, which can be picked up at many locations and ridden to any destination for a small fee, have become synonymous with the region’s cycling culture and are now accessible at Belmont Residences’ 915 Division Avenue sales centre. This network will soon expand to more than ten U-Bike stations throughout Langford in partnership with the municipality. Belmont Residences is sponsoring half of the stations which will facilitate access for residents and members of the community to multiple amenities within a 10-minute ride from the development site.
“We couldn’t imagine a better way of communicating the bicycle-friendly location that is the Belmont district and its safe connection to so many green spaces or recreation opportunities on the West Shore and beyond,” says Corzo. “You can ride to downtown Victoria in 30 minutes or take the trail further west to explore nearby farmland, forests, and local swimming holes.”
Amenities and transportation options aside, each home at Belmont Residences features ceiling heights of at least nine feet giving suites an airy, bright feel. All floorplans are further enhanced through two West Coast-inspired contemporary colour schemes including wide plank wood laminate flooring, expansive ‘low-E’ energy-efficient windows that maximize sunlight, and elegant swinging patio doors that open to each suite’s balcony.
Spa-inspired bathrooms feature deep soaker tubs with polished chrome fixtures while oversized showers with frameless shower doors are standard in all ensuites. Premium quartz stone countertops with large format porcelain tile flooring add to the modern, elegant look of bathrooms.
Well-designed kitchens are offered in a contemporary flat-panel custom cabinet design with brushed pulls. A wood-like tile backsplash compliments quartz countertops while an under-mount double-sink in stainless steel with an up-market matte black telescopic faucet round out each kitchen’s visual cues.
Parking is in the form of an underground, secured garage for homeowners and visitors. Each home is allocated one stall and several stalls are available to purchase.
