133 townhomes and single-family-dwellings have been proposed for a multi-acre lot near Sooke's town centre, Citified has learned.

Vancouver-based Aragon Properties has unveiled plans to build upwards of 80 townhomes and 53 single-family residences along Church Road at Wadams Way across the street from Sooke's upcoming mixed-use library and residential complex and the currently under construction Knox Centre affordable rental apartments.

Although plans for the property at 2182 Church Road are preliminary and the municipal planning process has yet to formally begin, Aragon anticipates a construction start by 2020 with the potential for a non-stop build-out or several construction phases (dependent on market conditions).

Luke Ramsay, Aragon Properties' development coordinator, says the design of the project – featuring laneways for two car garage garages most recently re-introduced into the region's built form at the Royal Bay development Colwood – will focus on quality materials and an up-market design.

"We do not do anything that's standard," Ramsay says. "Everything about this development will be detailed well and articulated nicely with a real emphasis on architecture."

The project's make-up could be a mix of owned residences and rental opportunities, although Ramsay confirms it is too early to say whether all units will be sold or a portion will be made available as rentals.

An earlier proposal for the site by another developer envisioned high density residences in lowrise multi-level buildings and a single-family-dwelling component. That plan, however, failed to proceed to the pre-sales phase and the land was subsequently sold.

Aragon Properties has multiple development projects underway or in the planning stages throughout the Capital Region, including the mixed-use Esquimalt Town Centre project now under construction along Esquimalt Road, a four-storey condominium complex proposed for the Cook Street Village, a mixed-use development envisioned for Saanich's Cordova Bay neighbourhood, and a planned redevelopment of Esquimalt's English Inn site that includes a refurbished English Inn and nearly 200-units of condominiums.
