The redevelopment of Esquimalt’s Gorge Pointe Pub on Tillicum Road at the foot of the Tillicum Road Bridge is moving through the municipal planning process as a six-storey condominium with ground floor retail space.

Victoria-based Abstract Developments has proposed an approximately 100-units of condominiums and two commercial ground floor units at 1075 Tillicum Road adjacent to the Gorge Pointe condominiums (dating back to the 1990s).

Abstract’s vision includes a variety of floor plans spanning from junior one-bedroom suites to three-bedroom residences, with an underground parking component.

Ground floor retail space will total approximately 1,350 square feet, while amenities for residents will be comprised of a rooftop common area, a landscaped private courtyard, and an amenity room.

“Over the past few months Abstract has been working through a community engagement process with the neighbours of 1075 Tillicum Road,” says Mike Miller, President, Abstract Developments.

“We have received positive feedback about our proposed commercial space, the significant frontage and landscape improvements that will address pedestrian safety on Tillicum and our proposed contribution to a new crosswalk to Gorge Park. We are thrilled to have been endorsed by Esquimalt’s Design Review Committee and to be working in collaboration with a forward-thinking municipality. Our interactions with the Township of Esquimalt staff have been extremely positive and we are excited to be a part of this growing community.”

Designed by Urban West Architecture out of Vancouver, the complex features curved edges and extensive use of metal elements along its exterior on floors two through four, with white coloured fibre cement board and battens on floors five and six, and floor-to-ceiling glass panels, dark grey fibre cement lap siding, and a dark brick veneer along the project’s ground floor frontages.

Plans call for the closure of the Gorge Pointe Pub by the end of this year. Construction of the proposed condominium, Abstract has confirmed, could start in 2023, pending approvals, with completion in 2025.

Esquimalt has been a focal point of development efforts in recent years, with its condominium market heating up since 2020 to become one of the most desirable on the south Island.

Developments like Aragon Properties' Esquimalt Town Square – a four-building mixed-use condominium, rental, office and retail project along Esquimalt Road and adjacent to the township’s municipal hall, and Tenfold Project's Westbay Quay condominiums overlooking the Westbay Marina – have sold exceptionally well, with more projects coming on the market soon. These include Aragon Properties’ Oakwoods at the English Inn property along Lampson Road, and Lexi Development’s Pacific House on Esquimalt Road at Head Street. C
