Only a dozen single-family-dwellings are priced below a half million dollars throughout central Victoria, the Saanich peninsula and the Westshore, according to the Multiple Listings Service.
 
Leading the pack is the Sooke area with six freehold, non-age-restricted houses available from just a hair below $400,000 (for a 976 square foot manufactured home on a 3,485 square foot freehold lot) to a 1,258 square foot, four-bedroom rancher sitting on 7,944 square feet for $474,900.

Further into the Westshore four listings span from $419,000 to $499,000. The lowest price reflects a 1,481 square foot manufactured home on a 10,454 square foot freehold property in Colwood’s Belmont area while at just under $500,000 a 991 square foot rancher can be had north of Langford’s town centre. That home is situated on a 7,405 square foot property. 
 
In the core a single home for under $500,000 is listed and comes in at $495,000 along Saanich’s Obed Avenue corridor. The original asking price was $529,900 for the 1,037 square foot layout on a 6,132 square foot lot, but has dropped since being listed a month ago.
 
The final listing priced below half a million dollars is a newly built rancher on the Saanich Peninsula priced at $423,000. However, the property is on leased First Nations land its asking price does not include a comparable valuation to a freehold listing.
 
The available options on the lowest end of the Capital’s pricing spectrum are a stark departure from Citified’s list of the region’s ten cheapest home listings from the fall of 2015.
 
Back then a variety of options in move-in ready (non-tear down status) condition were available between $300,000 and $400,000, including great starter homes in the mid-$300,000’s, a price point now commensurate with starting prices for studio apartments in downtown Victoria’s new-build condominium market.
