West Shore's tallest building will rise as 18-storey One Bear Mountain with Capital's highest swimming pool

The tallest building on the West Shore will rise as an 18-storey condominium tower atop Langford’s Bear Mountain Resort, Citified has learned.

One Bear Mountain, from developers 360 Pacifica and Terracap, is coming to 2000 Hannington Road along the 18th fairway of Bear Mountain's Mountain Course on the former site of The Highlander, a 14-storey condominium that reached four levels in 2009 before the project stalled.
In late 2020 Bear Mountain Resort's owner Ecoasis Developments announced that crews would begin dismantling the steel and concrete of The Highlander in preparation for a new condominium project known then as Elevate, with completion slated for 2022.
However, Dan Matthews, Ecoasis Developments' CEO, announced several days ago in a written statement that project branding and architectural changes will be undertaken at the hands of a new ownership group. The partially constructed Highlander, meanwhile, remains in place.
“I am pleased to introduce you to 360 Pacifica and Terracap – the new owners of the building located at 2000 Hannington Road,” Matthews wrote.
“One Bear Mountain will build on the successful legacy of exceptional real-estate offerings at Bear Mountain under the banner ‘Ultra Recreational Living.’ Elegant, contemporary and offering fantastic views of the Mountain and Valley course first tees, Mount Finlayson and the natural beauty beyond.”
Comprised of over 200-units, One Bear Mountain will feature residential layouts in one, two and three-bedroom configurations, with rooftop penthouses and “garden terrace” suites.

A comprehensive amenity package includes a heated rooftop pool on the 15th floor (the highest among such features anywhere on the south Island), a lounge with a business centre on the 16th floor, and a fitness centre plus a water garden on the third and sixth floors, respectively.
Designed by ACDF Architecture of Montreal, Zeidler Design of Victoria and Inside Design Studio of Vancouver, the condominium’s footprint is depicted as curvilinear with rounded edges accented by wood panels. Levels are recessed on higher floors at each end of the tower, exposing large terraces that include the 15th floor swimming pool and lounge. The exterior is enveloped by glass railings fronting spacious balconies.
Project sales are planned to begin this fall while completion is targeted for 2023 or 2024.
The West Shore's condominium market has seen a surge in buying pressure throughout 2020 and into 2021 as homebuyers sought out suburban offerings with larger floorplans and access to outdoor recreational opportunities. Multiple projects reached sold-out or near sold-out status over the last 18 months, including Belmont Residences East at the #MyBelmont community on Jacklin Road at Reunion Avenue, and The Residences on Sooke Harbour in Sooke near the coastal town's commercial core.
