A 36-residence townhome development adjacent to Saanich’s Colquitz River Trail and a stone’s throw from the Royal Oak Shopping Centre is now offering purchasers move-in ready inventory with the completion of its first phase.
The Reeve, a collection of three-bedroom townhouses along the 4300-block of Viewmont Avenue, is the latest project from Victoria-based builder Mike Geric Construction which recently completed the multi-phased, master-planned Travino community in Royal Oak.
With floorplans ranging from 1,455 square feet to 1,733 square feet, The Reeve’s plus-sized layouts, market-leading pricing and central location – amid access to parkland and a wide range of amenities – has been at the forefront of purchasers in the market for spacious pre-sale opportunities well adapted to active couples or growing families that prefer Victoria's central areas to the suburban West Shore.
“Our goal with The Reeve has been to deliver urban housing attractive to couples looking to avoid the hands-on upkeep and maintenance of traditional single-family homes, and families moving towards homeownership or transitioning up from a condominium who would otherwise be drawn to the West Shore's pricing,” says Edward Geric, President of Mike Geric Construction.
As townhomes become increasingly in-vogue throughout the Capital Region, developers are working to supply growing demand for what has been coined the missing middle, a housing option that fits between traditional suburban houses and condominiums in terms of livability, size, and valuation. And yet in a region with upwards pressure on real-estate prices, the middle ground option remains elusive in Victoria and Saanich.
“Whether it’s price point, the spaciousness of multi-level suites or their typically central addresses, townhomes are in strong demand in the urban core while supply stays tight due to a variety of factors,” Geric says. “One of the fundamental elements we consider when pursuing a townhome project is its location. It has to be in a central neighbourhood serviced by transit routes, near shopping, schools and various amenities, and still affordable to the average family or young professionals. The Reeve checks all of those boxes.”
The Reeve’s Royal Oak location fit Geric’s criteria for a townhome project perfectly, with a wide range of amenities right next door at the Royal Oak Shopping Centre, restaurants and cultural facilities a short stroll away, and plenty of green space for active households. Nearby BC Transit services connect the entire region from the Royal Oak transit exchange just minutes up the road.
Each home’s spacious, open-concept custom layout speaks to Mike Geric Construction’s attention to detail and quality workmanship, a signature of a name known throughout Victoria as a builder with a long past in custom high-end houses and leadership in sustainable multi-family construction.

Starting from the ground up, The Reeve’s multi-level townhomes feature two-vehicle parking with an electric charger-equipped one-car garage and parking on the driveway, plus dedicated visitor stalls. Professionally landscaped green spaces add a touch of flair and a welcoming element to every home.
Living spaces are separated by party wall soundproofing to ensure privacy and comfort, while spacious outdoor spaces are perfect for barbecuing, entertaining and activities for the kids.
Sustainable features include Built Green Gold construction and design with energy efficient Central Variable Refrigerant Flow heating and cooling to stay comfortable in all seasons. Solar voltaic panels on each home help reduce the cost of electricity and individually metered on-demand hot water and gas keep strata fees low.
Local design firm KM Interior Designs has collated three colour palettes for purchasers to choose from that blend light and dark accents that lend nature-inspired hues befitting The Reeve’s park-side location. Custom built-ins include a kitchen pantry and open shelving, laundry room cabinets and countertop, an entertainment centre with storage shelves in living areas and a mirrored medicine cabinet in the main bathroom.

All homes include a wide-screen custom-mounted television in the living room alongside gas powered fireplaces for efficient heat and a cozy atmosphere.
Spacious kitchens and bathrooms with quartz countertops and custom tiles throughout lend luxury to where it matters most, with spa-like treatments in ensuite bathrooms complete with large-sized tubs and showers. Every home includes Whirlpool appliances with a gas range for gourmet cooking and efficiency. European soft-close doors and drawers round out the many detail-oriented perks.
Bedrooms offer earth-toned high-quality carpets and large closets with storage spaces (including a linen closet) make efficient use of each home’s layout.
“The Reeve is a unique choice that delivers so much of what buyers are looking for, and at prices that are more affordable than one might think,” Geric says.
