Over 5,000 purpose-built rentals are currently underway from Sooke to Sidney on the south Island, according to Citified’s industry-wide tracking of south Island construction activity.
 

The upcoming homes represent a cross-spectrum of housing types that include seniors residences and supportive housing units, and a range of low income through high-end apartments.
 
The figure is in addition to thousands of units that have completed since the turn of the decade. The current inventory will reach occupancy starting this year, and continue through 2027.
 
Broken down by sub-region, the Capital’s urban core, which includes the City of Victoria, Esquimalt, Oak Bay, Saanich and for the purposes of Citified’s data collection approximately half of View Royal, totals over 2,600 units, not including downtown Victoria.
 
Additionally, Victoria’s downtown core has 356 rental units under construction, pushing the urban core’s total to roughly 3,000 units.
 
The runner-up is the West Shore, inclusive of Langford, Colwood, Sooke, Metchosin, Highlands and half of View Royal, with just over 1,700 units on the way.
 
The Saanich Peninsula, with roughly 10% of the Capital’s population in the communities or North and Central Saanich and the Town of Sidney, has approximately 500 units under construction, or a 10% share.
 

The highest per-capita housing construction is occurring on the West Shore, with over one-third of all units, while the population totals less than one-quarter of the metropolitan total.
 
Victoria’s core is presently building 60% of the housing, and has a south Island population share of 65%.
 
Currently in the proposal stage, as either a proposed or approved status, are an additional 16,000 rental units, according to Citified’s project. C
