Six-storey condo complex eyed for Esquimalt quilt shop, fish-n-chips eatery and thrift shop buildings

An aged albeit iconic commercial strip along Craigflower Road at Tillicum Road in Esquimalt could be redeveloped into a
six-storey condo and retail building, according to documents filed with the township.
Vancouver-based Denciti Development Corp. has proposed a 134-unit condominium with over 11,000 square feet of ground level retail space at 1006-1010 Craigflower Road, currently home to retailers like BnT Quilting, St. Vincent de Paul Society Thrift Store and Salty’s Fish & Chips. The company is seeking a development permit with variances.
Denciti's concept features up to six commercial units, with covered customer and employee parking at the rear of the businesses below the second floor. Residences in a variety of floor plans will rise on levels two through six, with underground parking for residents.
Esquimalt’s northern gateway at Tillicum Road is undergoing significant change with numerous higher density projects having been built between the Tillicum Road Bridge and Transfer Street (connecting Tillicum Road to Lampson Street) over 20-plus years, kick-starting a transformation from a single-family node to an emerging high density hub.

In the area, construction is getting underway on a 99-unit, six-storey condominium known as
Central Block at the foot of the bridge from developer Abstract, as Lida Homes hopes to secure approvals for a 119-unit, six-storey rental proposal on Tillicum Road between Craigflower Road and Transfer Street known as
Emerald Villa.
Esquimalt is also undergoing rapid change along its main thoroughfare of Esquimalt Road, where proponent GMC Projects is seeking approvals for an
eight and 26-storey rental and condominium project on Esquimalt Road at Head Street – kitty-corner from an underway
nine/12-storey condominium tower and a stone's throw from a redevelopment of the Cambie lands into
rental apartments – which is just the latest proposal for Esquimalt’s eastern border with Victoria. And the township is seeing a concerted redevelopment push along the western portion of Esquimalt Road at Admirals Road, where multiple high density projects have completed in recent years, or are under construction.
