Saanich approves six-storey Radius at Royal Oak condo

A 60-unit residential development has been approved by Saanich council for an empty lot at 4396 West Saanich Road south of Royal Oak Shopping Centre.

Dubbed Radius at Royal Oak, the six-storey woodframe condo from developers Tri-Eagle Development and Jawl Residential will include a collection of one- and two-bedroom homes ranging between 630 and approximately 1,200 square feet. In-keeping with the duo's affinity for ground level garden homes made popular at their recently sold-out Uptown Place development, a collection of the sought after units will also be available.

Saanich councillors voted unanimously to support the project following a year-long planning process that saw previously approved plans for an eight-storey mid-rise office change to allow a residential development.

Tri-Eagle's and Jawl Residential's Marketing and Development Coordinator, Oliver Tennant, said the proposal was well received throughout its municipal and community engagement phases.

"Our team has thoroughly enjoyed working with the Royal Oak Community Association, District of Saanich staff, elected officials and various other community groups over the past year to bring this project to fruition," Tennant said.

The Radius project constitutes the final piece of Tri-Eagle Plaza, a multi-phased, mixed-use node immediately to the south of Royal Oak Shopping Centre. It will also usher in the completion of a connection to Saanich's Royal Oak Centennial Trail that was donated by Tri-Eagle Development during a rezoning process in 2007.

Parking will be in the form of 72 underground stalls, which includes eight electric vehicle charger-equipped spaces. 12 visitor stalls will be provided on a surface lot and 60 bicycle racks will be available for residents.

Site preparation and excavation are expected to get underway this fall with a formal construction start by early 2017. Sales and marketing will begin by the fourth quarter of this year. C
