Oceanside condo project in North Saanich turns heads with West Shore pricing

An oceanside residential development in North Saanich is launching its second phase of condominium sales with pricing aimed at luring West Shore buyers to the Saanich Peninsula, Citified has learned.
Currently under construction along McDonald Park Road near the Capital City Yacht Club is Casman Properties’ Regatta Park, a 54-suite community comprised of spacious two and three-bedroom homes among three lowrise residences.
“Our goal with Regatta Park is to deliver up-market living on the Peninsula with price points that will appeal to buyers searching for new-build housing in communities such as Colwood, Langford or Sooke,” Casman Properties’ Director of Operations, Margie Shenduk, says.
“Victoria’s Saanich Peninsula, and in particular the beautiful district of North Saanich, is a highly sought after area where pre-sale prices have traditionally remained elevated well above comparable homes on the West Shore, but we’re challenging that norm.”
Sized at 1,200 square feet, Regatta Park’s two-bedroom suites are priced from $495,000 while 1,350 square foot, three-bedroom and penthouse layouts are available from $629,900.
“By comparison, current two and three-bedroom pre-sale offerings on the West Shore are limited in selection and pricing starts from the high $400,000’s. Meanwhile in downtown Victoria we are seeing 350-to-400 square foot studios without parking surpass $320,000,” says Tony Zarsadias, Realtor at the The Condo Group, adding that "this puts Regatta Park in a real sweet spot among the Capital Region’s top-tier new-build offerings.”

The project’s three buildings are currently under construction with the first sales release of 18 suites sold-out, the second release selling now and the third release, representing the final 18 ownership opportunities, slated for availability in late 2018 or early 2019.
Completion and occupancy for the first two buildings is anticipated by late 2018 and mid-2019, respectively, while the third building is scheduled for completion by the fall of 2019.
In addition to Regatta Park, Casman Properties is currently building OTTO, a four-storey residential project along McKenzie Avenue in Saanich. Following OTTO’s recent sold-out status for its inventory of condominium homes, a second sales release featuring the project’s townhome inventory is coming soon. And nearing the municipal approvals stage is Cameo, a 45-unit condominium residence in downtown Sidney that will incorporate a modernized Star Cinema as part of its ground floor commercial space.
