Record number of rental apartment completions earmarked for Sooke in 2023

Sooke’s town centre will see its largest ever infusion of rental housing next year with the completion of three projects currently underway to the north and east of the village core.
BC Housing is nearing the occupancy phase of 2170 Charters Road, a four-storey, 75-unit affordable housing complex near Throup Road opposite Sooke’s skate park and the district’s baseball diamonds.
Not far from the Charters site, a two-building, 170-unit affordable project from the Capital Region Housing Corporation is expected to complete by mid-2023 at 2075 Drennan Street and Sooke Road. The five-storey buildings straddle a single-storey amenity pavilion.
And adjacent to Sooke’s town hall along the 2100-block of Otter Point Road is a two-building, 77-unit market rental development with ground floor retail spaces from GT Mann Contracting. The duo of three-storeys lowrises will reach occupancy next year at 2197 Otter Point Road.
Collectively, the volume of upcoming homes will total over 320-units, and comes at a time when demand for rental housing in the western-most suburb of Greater Victoria has reached an all-time high.
In terms of recent high density housing completions in Sooke, a 42-unit affordable rental project wrapped up in 2019 along Church Road at Wadams Way. Known as the Knox Centre, the building is a partnership involving Sooke’s Knox Presbyterian Church situated next door.
Two condominiums, one a cohousing community and the other a traditional strata, completed in 2021. West Wind Harbour cohousing at the foot of Goodmere Road delivered 34 homes, and The Residences on Sooke Harbour is comprised of 27. Both projects are sold-out.
The district, meanwhile, is expected to see a rental investment from Seacliff Properties get underway in 2023 at 6569 Sooke Road and Goodmere Road that will deliver nearly 100 homes, plus retail spaces fronting the main traffic arterial through town. Also in planning is an affordable seniors rental residence on Wadams Ways near the Knox Centre. Envisioned are between 70 and 80-units of age-in-place rentals.
Upcoming and planned high density housing inventory in Sooke will yield approximately 1000-units over the next several years, based on Citified's tracking of Sooke’s project pipeline. C
