Radius at Royal Oak: Condo-quality apartment rentals coming soon to Saanich

A condo-quality rental building under construction along the 4400-block of West Saanich Road and adjacent to Saanich’s Royal Oak Shopping Centre is creating a stir as it nears its spring 2019 completion, Citified has learned.
The six-storey, 66-suite one and two-bedroom Radius at Royal Oak promises to stand out among the south Island’s new wave of purpose-built rental buildings with a design mirroring an upscale condominium’s high-end finishings, top grade sound proofing, taller ceiling heights and amenities traditionally reserved for the ownership market.
The decision to pursue a rental project designed as a condominium, according to developer Travis Lee of Tri-Eagle Development Corporation, has already piqued the interest of downsizers, empty nesters and Saanich residents searching for quality rental opportunities in a market laden with mid-grade and entry-level offerings.
“What’s missing from Victoria’s new-build rental market are professionally maintained, higher-end residences that cater to the desires of individuals not necessarily interested in purchasing a condominium but who are in search of a turn-key, well apportioned apartment,” Lee says. “Our largest pool of pre-registrants are folks who no longer want the commitments that come with ownership, or who for a number of reasons would prefer renting in lieu of purchasing.”
Featuring one-bedroom suites in the 600 square foot range and two-bedroom residences that span in excess of 1,000 square feet, Radius’ pet-friendly homes (managed by Devon Properties) will appeal to those accustomed to larger floorplans and open-concept, modern interiors. Nine foot ceilings are standard throughout the building with additional ceiling heights on the top floor. Ground-oriented units feature private fenced-off yards perfect for pet owners or tenants who wish to maintain a garden.
“Individuals familiar with our 986 Heywood condominium now underway along Heywood Avenue at Victoria’s Beacon Hill Park will see similarities between the suite designs at Radius and that project. And our recently completed Uptown Place condominiums on Rowland Avenue at Huxley Street, in many ways a blueprint for Radius, speak to the condo-quality we’re targeting,” said Lee.
Expansive urban and nature views will extend out towards the Sooke Hills and the Olympic Mountain Range, Mt. Douglas, Rithet's Bog, Mt. Baker and Saanich’s residential communities while landscaped green spaces will envelop the property.
Radius’ parking will be in the form of an underground parkade with stalls exceeding the number of units by 26, giving residents with more than one vehicle the option of securing an additional space within the building.
Situated next to the Royal Oak Shopping Centre, Radius’ immediate amenities highlight its ideal location with a full-service grocery store, a pet supply store, coffee shops and a variety of retailers only minutes away on foot.
Developed by Tri-Eagle and partner Jawl Residential, Radius will mark the final phase of development at Tri-Eagle Plaza where multiple office buildings and a seniors residential complex are situated on West Saanich Road near the terminus of Quadra Street.
