Oak Bay Avenue's up-market Redfern condominium nears 30% sold status; construction starts this fall

The Redfern, coming soon to the 1900-block of Oak Bay Avenue near Oak Bay Village, is an up-market condominium offering from developer Jawl Residential. The four-storey, all-concrete project is now selling with nearly 30% of its home offerings sold. The project is resonated with downsizers and younger buyers in search of a residence in an established, walkable Victoria neighbourhood.  Jawl Residential

Jawl Residential’s newest condominium release is scheduled to get underway this fall on Oak Bay Avenue near Oak Bay Village, and the rare opportunity to secure a home in this sought-after neighbourhood has sparked strong interest from homebuyers.

The Redfern – a four-storey, 29-suite concrete and steel luxury offering – has resonated with downsizers wishing to remain in the Oak Bay area, says Peter Jawl, Jawl Residential, and the millennial demographic enticed by the walkable urban village is also drawn to the new-build's spacious layouts in a boutique setting.

“The market response to The Redfern is both a reflection of the rarity of new condominiums in this established residential neighbourhood, and demand for up-market pre-sales near Oak Bay Village,” said Jawl. “We’ve heard from our growing number of purchasers and visitors to The Redfern’s presentation centre that limited downsizing options often mean residents end up moving out of the community they’ve called home for many years. The strong local market for single family homes also makes it a good time to start the downsizing transition.”

In its first week of sales, 20% of Redfern’s one, two and three-bedroom layouts were snapped up, with a current sold-out status approaching 30%. Interest in the project, Jawl remarked, is reminiscent of Jawl Residential’s 986 Heywood development along Heywood Avenue’s Beacon Hill Park frontage, which filled a niche among downsizers and young couples in search of quality finishings in a central, car-light neighbourhood.

“The Redfern shares many attributes with 986 Heywood, like its desirable location near a village centre, the building’s concrete and steel construction, larger floor plans featuring oversized balconies and interiors that deliver market-leading, functional opulence,” Jawl said. “We’ve built on that success by taking a custom home approach to The Redfern and have been gratified to see buyers recognize all of the extras we’ve included in the design to make these homes extremely unique in the pre-sale condo market.”

At The Redfern, contemporary aesthetics take full advantage of open-floor living spaces accessorized by the decorative luxuries of Italian cabinetry and engineered hardwood, double-thick quartz, and large-format porcelain.

An energy efficient filtered air conditioning and forced air heating system enables on-demand heating and cooling in each residence, and full-height flush ceilings yield an airy, bright ambiance.

Premium kitchens include Wolf professional gas cooktops, custom integrated Fisher Paykel refrigerators, dishwashers and double wall ovens, and Fisher Paykel slim profile hood fans concealed by large porcelain facades add beautiful focal points. Several suites also include an integrated wine cooler as part of a walk-in pantry.

Expansive private outdoor patios extend comfortable spaces for relaxing with the versatility of gas hook-ups for grilling or heat lamps. Residents will also enjoy a private rooftop community garden positioned for gorgeous views of Oak Bay’s urban canopy and Mount Baker beyond.

No luxuries have been spared by Jawl Residential in bathrooms, where spa-like amenities create a private oasis  that’s as practical as it is beautiful with features like a large laundry hamper hidden in custom millwork. Two-bedroom floor plans include curbless tiled en-suite showers – an emerging must-have that looks spectacular as a complement to free-standing bathtubs (available in two-bedroom homes). Heated flooring is a standard amenity, and custom woodgrain Italian millwork is accented by quartz counters matched to tiled backsplashes framed below wall-sized mirrors.

Bedrooms feature custom millwork walk-in closets with LED lighting-equipped rods and shelving, a hidden recessed safe, premium window coverings and solid core bedroom doors. Sufficient space for king size beds is accommodated in principle bedrooms of all two-bedroom residences and select one-bedroom layouts.

Among the comforts of a home at The Redfern, efficient features like custom laundry closets with side-by-side Electrolux front load washers and dryers, ‘smart technology’ thermostats, and motorized window covering upgrades add practical convenience.

Parking is in the form of a well-lit underground parkade with optional private double-car garages, optional electric vehicle chargers and a car wash station that includes a vacuum. Ample secure bicycle storage with repair tools and e-bike charging outlets support alternative transportation options in addition to Oak Bay Avenue’s frequent transit connections to downtown Victoria and Oak Bay Village.

Pets are taken into consideration, too, with a dog wash station available to make trips to the beach a hassle-free excursion.

Speaking to the limited supply of housing options throughout the city’s east side, Jawl says opportunities to select a pre-sale are few and far between, and younger buyers in particular are well aware of the benefits of buying a new-build in lieu of a resale in markets like Oak Bay or Victoria.

“Given how busy Victoria’s real estate market is, and how much competition exists between buyers for sought-after properties, buying pre-sale is a stress-free way for purchasers to avoid bidding wars or confronting sales above asking prices, and based on activity at The Redfern, younger buyers in particular are taking full advantage of pre-sales,” Jawl said.

The Redfern’s spacious one-bedroom collection is priced from the mid-$600,000s, and two-bedroom or larger homes are priced from $1.2 million. Occupancy, Jawl says, is targeted for mid-2023.
