New highrise proposal for downtown Langford emerges north of cancelled tower development

A new highrise development has been proposed for downtown Langford on lots adjacent to a recently cancelled four-tower project, Citified has learned.
On Monday night, Surrey, BC-based ParaMorph Architecture on behalf of a consortium of owners presented the City of Langford’s design panel with a vision for a rezoning application encompassing eight lots between the 2600-blocks of Peatt and Sunderland roads, near Langford’s Veterans Memorial Parkway fire hall.
Two towers, at 13 and 22 storeys in height, feature a mix of studio through two-bedroom homes (condominium or rental, with a decision on which usage to be made at a later time) along with commercial units at-grade and parking in a below, surface and above ground parkade. In total, nearly 320 residential units are planned, atop nearly 12,000 square feet of retail space.
ParaMorph’s design includes a four-storey podium connecting the two towers, the taller of which will stand at the north side of the site, with rectangular massing for the towers featuring angled shapes as cladding on balconies. The podium is broken up by residential and commercial uses. Multiple residential amenities will be included in the form of a rooftop communal space atop the podium, and an indoor space.
The proposal follows on the heels of a cancelled four-tower development also between the 2600-blocks of Peatt and Sunderland roads, which is now facing a court-ordered land sale. More information on that proposal can be found

Not far to the south between Peatt and Scafe roads an 18 and 24-storey condominium project known as
The Scene remains in a construction start holding pattern, after project representatives announced an October construction start. The Scene started selling its 270 units in 2022.
Across Langford’s city centre on Jacklin Road at Dunford Road, another highrise proposal that emerged in 2022 has thus far failed to move from concept to construction. Heights at what was dubbed the
Dunford Crossing project were planned at 25 and 29 storeys.
Currently in downtown Langford,
Tallwood 1, a 12-storey rental block built of mass timber on Peatt Road shy of Goldstream Avenue, stands as the downtown core’s tallest building.
