The second phase of move in-ready lakeside condominiums along the shores of Langford Lake are now selling as one of the most anticipated new-build home offerings of the summer.

The Henson at Trailside at the Lake (see Citified's profile; see website) from developers Seacliff Properties and Keycorp Development, is comprised of one bedroom plus-den and two-bedroom view homes ranging from just over 600 to approximately 1,000 square feet, and nearly every home featuring desirable views of Langford Lake and forested parkland.

The Henson is centrally located at the northwest corner of Langford Lake and the western end of Goldstream Avenue with transit, schools, a YMCA recreational facility, shopping and multiple parks in close proximity.

“Condominium living on Victoria’s West Shore has become one of the most sought-out segments of the south Island’s real-estate market, with families, young couples and right-sizers choosing communities like Langford for its many retail, social and natural amenities,” said Malcolm McNaughton, Director of Planning and Business Development at Keycorp Development, adding that “Trailside’s location, overlooking beautiful Langford Lake, represents the epitome of West Shore living.”

As part of The Henson’s launch, the development team is offering purchasers paid strata fees for an entire year, McNaughton said.

Future homeowners can also take advantage of the developer’s partnership with the City of Langford that takes advantage of the municipality’s innovative affordability effort providing mortgage assistance for qualified purchasers. Additional information on Langford’s Attainable Home Ownership Program – open to residents of Langford, Sooke, Metchosin, Colwood or the Highlands, and RCMP members serving on the West Shore, or Canadian Forces members posted to Greater Victoria – can be accessed here.

“The Henson is aligned with the City of Langford’s newly expanded Attainable Home Ownership Program to assist purchasers who may need a leg-up to enter the real-estate market,” McNaughton said. “Units priced at $425,000 and up to $450,000, including GST, are eligible for the program, and we encourage prospective purchasers to connect with our sales team to learn about this unique opportunity.”

With two six-story buildings now completed at Trailside (with the first known as The Nixon, 75% sold-out and occupied as of late 2023), residents of Trailside enjoy sweeping views of the water, and unobstructed vistas towards Sooke Hills Wilderness Regional Park and Goldstream Provincial Park, among the Capital’s most popular hiking, camping and day trip destinations.

Residents can take advantage of the Ed Nixon Trail, a walking thoroughfare that spans from Trailside along the southern perimeter of Langford Lake to Ed Nixon Trail Park, Langford Lake Beach Park, and the many amenities of the area like Starlight Stadium, the Langford Lanes bowling alley, Boulderhouse climbing gym, and newly opened pickle ball courts.

The area is also home to a large assortment of retailers that include a Quality Foods grocery store, Walmart and many other local and national stores, plus food services – such as Floyd's Diner, Rhino Coffee House and Baan Thai, plus the many restaurants and retail services of West Shore Town Centre and Belmont Marketplace.

“Imagine being near Goldstream Provincial Park to watch the salmon run with your kids only minutes from home, or to go for a hike in the Sooke Hills Wilderness, or climb aboard a kayak for a relaxing evening on the lake any day of the week, while having all of your retail and service needs met within a short distance from your home,” McNaughton says.

“There is a reason why Trailside at the Lake is in such high demand in Langford where residents enjoy a great balance of views, proximity to infrastructure, access to nature and shopping,” McNaughton continued.

In terms of finishings, Trailside features air conditioning in every suite to moderate year-round temperatures, and large windows brighten efficient and thoughtfully designed living spaces.

European-inspired, Canadian-built cabinetry with soft-close technology, matte black hardware and quartz countertops paired to premium wood laminate flooring throughout each home lend an air of sophistication to kitchen and dining spaces, which also feature a stainless steel energy-efficient Whirlpool appliance package (plus a Whirlpool Energy Star Certified washer and dryer). Bathrooms are opulent, with premium quartz countertops and vanity backsplashes mated to quality millwork.

Each suite has an exterior space for relaxing, container gardening or entertaining. Residents will have one parking stall EV charging-ready to help with the transition to new automotive technologies. Bike storage and storage lockers are on every floor, and both buildings include amenities on each floor such as a cardio room, a weight room, a yoga studio, office space and a lounge.

The West Shore’s South Island Home Team, representing the sales campaign for Trailside, is spearheading this latest pre-sale opportunity from Seacliff and Keycorp. Home Team’s founder Mike Hartshorne says the calibre of construction quality and attention to detail the partnership is known for is a welcome addition to Langford’s pre-sale housing market.

“As Langford’s condominium market has matured, so have the expectations of purchasers that may value a suburban lifestyle, but expect high grade material finishings, beautiful views and room to live and grow,” Hartshorne said. “With Seacliff and Keycorp at the helm of Trailside, purchasers will have peace of mind that the end-product will be of a top-level quality, built to last, with a robust 2-5-10 warranty.”

Hartshorne and his colleagues at South Island Home Team have overseen the sale of thousands of residences throughout Victoria and the West Shore, with The Henson at Trailside a landmark addition to Home Team’s roster at a time when purchasers are increasingly looking to Langford for a wider variety of suburban housing options.

“This is an exciting time for Langford, a community that is coming into its own with desirable retail destinations, some of the best parkland and outdoor recreational sites on Vancouver Island, and home prices that remain competitive,” Hartshorne said. “At Trailside, you don’t have to compromise on location or build quality or value, and in the current real-estate environment, those are crucial criteria that make this offering a must-see opportunity.”
