Langford multi-highrise residential project cancelled, land court-ordered for sale

A major residential project north of Langford’s city centre has been cancelled and the development parcels court-ordered for sale, Citified has learned.
 
 
Langford Gateway, up to a four-tower, mixed-use proposal from an entity named Langford Gateway Developments, had secured approvals for building heights of up to 22 storeys and a residential density of over 450 units in its first phase of two towers, plus nearly 8,500 square feet of commercial space.
 
Unveiled in 2021, the highrises were envisioned for six parcels along the 2600-blocks of Peatt and Sunderland roads at Arncote Avenue, with five of the six lots (totalling approximately 1.8 acres of land) now for sale pursuant to a court-order. The sixth lot, at 2637 Sunderland Road currently owned by the Langford Fifty and Up Club, has a deal in place for a land swap with the development’s property owner at 840 Arncote Avenue, to be sold as part of the overall offering to facilitate the land swap.
 
The Victoria-based offices of commercial real-estate brokerage CBRE are overseeing the sale of the Langford Gateway lands, and describe the site usage as having previously had a “development permit approved by the City of Langford (now elapsed) for a two-tower, multi-phased mixed-use development with a total of 380,125 square feet of building area.”
 
A sale price has not been identified by CBRE, although the assessed values combine to nearly $11.5 million, according to BC Assessment.
 
 
Meanwhile, a construction start has reportedly been delayed at a nearby highrise condominium project known as The Scene, in the 2700-block of Scafe Road and extending to Peatt Road. The 18 and 24-storey project from Evantra Developments includes approximately 270 homes and ground floor commercial spaces. Construction was expected to get underway in October, but remains an excavated pit.
 
Currently, the tallest building in Langford and on the West Shore is One Bear Mountain, an 18-storey condominium occupied in 2024 at the Bear Mountain resort on Skirt Mountain. In downtown Langford, a 12-storey mass timber-built rental complex dubbed Tallwood 1 currently stands as the city centre’s tallest building, having eclipsed the 11-storey Danbrook One that was vacated in 2019 due to structural problems, then re-occupied in 2022 following repairs and renamed Ridgeview Place. In 2023, Ridgeview Place was vacated once more and remains un-occupied. C
