A high-profile corner property in Colwood could look considerably different in future years if a rezoning application to replace a single-family-home with ten rental apartments gets the nod from council.
A multi-plex or 'missing middle' development proposal for
3333 Metchosin Road at Lagoon Road has envisioned a mix of one, two and three-bedroom suites, with ground floor units potentially serving as live-work spaces, within a three-storey complex and 15 surface parking stalls.
The quarter-acre lot is currently occupied by a home dating to the 1960s, and was purchased for just under $1.05 million in 2022, according to records via BC Assessment. The site is immediately adjacent to Sangster Elementary School at 3325 Metchosin Road.
Architectural designs from Victoria-based Hillel Architecture depict a two-toned building with street-level access for ground floor units, and walk-up homes with balconies for units on floors two and three.
Colwood’s Metchosin Road corridor, extending from Sooke Road through to the Metchosin border at the
Royal Bay and Beachlands developments, is seeing significant changes particularly at its southern end in the City-proper, where the two latter projects are transforming the lay of the land of what was once a quarry into thousands of homes, commercial spaces, institutions and schools.
Further north towards Sooke Road, infill projects, like the one planned for 3333 Metchosin Road, are densifying single-family lots into townhomes or small apartment buildings.
The most recent larger-scaled densification effort reached occupancy in 2018 as a two-building redevelopment known as
Lagoon Corner, comprised of 36 rental apartments and several single-family homes.
