Happy Valley Road retail centre with daycare in amenity-starved south Langford nears construction start

Construction will soon begin on a 28,000 square foot retail centre on Happy Valley Road at Latoria Road in south Langford, Citified has learned.
The 12 commercial unit strip mall coming to 3553 Happy Valley Road will supply much needed retail space to the amenity-starved south Langford area currently undergoing significant residential expansion in the form of single-family, townhome and high density developments primarily focused on the Latoria Road corridor spanning from Happy Valley Road to Colwood’s Royal Bay community.
Initially proposed as a 21,000 square foot complex in the summer of 2021, the application morphed to total 28,231 square feet, according to commercial leasing agency Colliers, tasked with the project’s lease-up. The site plan identifies a 6,300 square foot second floor daycare space with a 7,000 square foot rooftop play area for children, and an already leased premises for a liquor store.
Available units span from nearly 1,300 square feet to just over 2,900 square feet, not including the daycare space. Commercial units can also be combined. 83 surface parking stalls will be available.
The project follows Royal Bay’s The Commons, which recently completed construction several kilometres east of the upcoming strip mall at the eastern edge of Latoria Road, now known as Latoria Boulevard, near Metchosin Road.
The nearly 77,000 square foot node is anchored by a Quality Foods grocery store, with leasing opportunities available. C
