Abstract Developments’ Townhome Collection has released a spectacular homeownership opportunity along Saanich’s Gorge Waterway as part of its growing roster of new-build Greater Victoria ‘missing middle’ home offerings, Citified has learned.
Last fall, the Victoria-based builder-developer announced its multi-project Townhome Collection spanning a cross-spectrum of pre-sales throughout the Capital, with prices starting at $699,900 at its move in-ready Willow + Glen community on the West Shore, $909,900 at the move in-ready Greyson project in Saanich, and at the time, hints of an upcoming development with water views.
This week, Abstract officially announced the third and pinnacle addition to its ‘Collection,’ known as Brooke (see

profile). Priced from $1,150,000, the up-market, luxury release of 25 three-storey townhomes on the Gorge Waterway with picturesque water views features three and four-bedroom layouts in an ideal location close to transit routes, shopping, and one of the most picturesque waterfront pathways in Victoria.

“Brooke is among Abstract’s most anticipated townhome developments in the company’s quarter century of building new residences on southern Vancouver Island,” says Tavish Rai, Abstract CEO.
“Traditionally a single-family-home neighbourhood, Saanich’s Gorge Waterway district is a coveted area among locals, with some of the most beautiful views in the region, and a waterfront walkway that is second-to-none as it winds its way between parkland and bridges. This community is a hidden gem in Victoria, and we believe Brooke has been well worth the wait.”
Construction of
Brooke quietly got underway in mid-2024 along the 600-block of Gorge Road West, and homes are expected to reach occupancy by summer of 2026. According to an MLS market review conducted by Abstract, Brooke is currently the only new townhome development anywhere in Greater Victoria with direct water views, making it particularly desirable among downsizers and urban professionals looking for proximity to Victoria’s core with the benefits of an oceanside home (the Gorge Waterway feeds into the Inner Harbour in one direction, and the gentle, shallow waters of Portage Inlet in the other).
“The Gorge is highly regarded as a canoeing and kayaking destination, and in the warmer months, excellent for swimming at several beaches and docks that line the shore. The waterway also draws a wide variety of wildlife, making it a popular draw for bird watching from land or on the water. And despite feeling like you’re a world away from the city, you’re central to the rest of Victoria and only minutes from the West Shore, downtown and Uptown,” Rai says.

Architecturally, Brooke will make a statement with its traditional design cues that marry nostalgic elegance with modern amenities. High quality finishings, coupled with best-in-class attention to detail for which Abstract is known, will establish a new landmark along the Gorge waterfront.
Speaking to Citified last fall as part of the Townhome Collection’s launch, Rai talked about Abstract’s decision to expand its pre-sale efforts to encompass multiple new-build communities in tandem as a way of providing homebuyers with location and price point choice.
“Over a span of 25 years, Abstract’s award-winning townhome communities have welcomed families, first-time buyers, and downsizers alike to neighbourhoods throughout Greater Victoria,” Rai said, and continued:
As our company has grown to where we can simultaneously align the sale of multiple townhome communities to meet the demand we’re seeing, we’ve launched the Townhome Collection to feature new homes in several neighbourhoods of the Capital Region, and in multiple market segments, at one time. This enables our Sales Team to curate home options to match buyer preferences on layout and materials, to take neighbourhoods into account, and cater to requirements like water views or nearby amenities, alternative transportation choices, and affordability.”
With over 200 townhomes in the development pipeline, the Townhome Collection allows Abstract to match a homebuyer with their housing criteria, such as the size of a townhome, its proximity to schools, whether it is in Victoria, Saanich or on the West Shore, and the degree of finishings that can span between price-conscious layouts targeted at first-time buyers, to luxury product that not only delivers high-end interiors and architectural refinement Abstract is known for, but is centred on locations fitting of boutique home offerings.
“Whether you’re considering a first-time homebuying option which can accommodate a growing family and is close to schools and shopping, if you’re downsizing in your own neighbourhood and need suggestions on practical floor plans and layouts, or if your needs align with an up-market townhome in a central neighbourhood or a waterfront setting, our Sales Team will help you work through and select from a wide range of Abstract homes, that may appeal to you and your family,” Rai says.
Abstract’s active roster of move in-ready and near-occupancy townhomes includes 64-unit Willow + Glen (see

With a focus on families, Willow + Glen is an attainable project with a private green space with play areas for kids, and is close to schools, shopping and lakeside recreation. Multiple homes are move in-ready, and additional phases of construction are underway.

Greyson (see

At Greyson, a car-lite lifestyle is a breeze, and a large array of amenities are within walking distance. Cycling and transit connectivity is nearby, and several green spaces are a short stroll away.
The Townhome Collection also features additional proposed townhome communities
throughout Saanich, Victoria, and the West Shore as part of mixed-use and condominium developments, combining to offer hundreds of new homes in varying stages of planning and development.
Meanwhile, Abstract continues to make significant strides in the condominium segment of Victoria’s housing market, with over 250 homes actively under construction and in varying stages of pre-sales in the communities of Saanich (in the Shelbourne Valley and on upper Quadra Street) and in Esquimalt along the Gorge Waterway opposite Esquimalt Gorge Park.
