Abstract Developments has unveiled two curated pre-sale collections ahead of a construction launch for Central Block
, the homebuilder’s newest condominium project coming soon to the Gorge Waterway in Esquimalt.
Central Block’s 99 residential offerings (view website
) saw a surge in buying activity into the Holiday Season, and as the perennially busy spring market nears, Abstract has unveiled a ‘Smart Collection’ of junior one-bedroom suites targeting first-time and investment purchasers, and a ‘Park View Collection,’ with one and two-bedroom homes overlooking the Gorge Waterway’s Esquimalt-Gorge and Saanich-Gorge parks.
"Central Block’s Smart Collection are market-leading condo homes in one of the most desirable locations in Greater Victoria," said Jessica Russel, Abstract Developments’ Sales Manager. "From an investment perspective, whether it represents a first home or a future home, this collection is a Smart investment."
Russel says a shift in the market has delivered more interest in the region’s pre-sale housing options, and with limited inventory, projects like Central Block have piqued the curiosity of buyers from across the housing spectrum who’ve waited on the sidelines as COVID-era market tailwinds eased, and headlines from major markets like Toronto or Vancouver dominated the news cycle.

“Victoria as a real-estate market has traditionally operated on different terms than other centres in Canada, and this is evident to homebuyers by how buoyed real-estate prices are this winter despite economic pressures elsewhere in the country, and how in-demand housing in Victoria is as we head into 2023 under a new normal,” Russel said.
"Furthermore," Russel adds, "recognizing how mortgage rate fluctuations have impacted local buyers, particularly first-time buyers, we’ve partnered with several banks to provide Central Block’s purchasers exclusive rate holds and guaranteed mortgage approvals."
Priced from $344,900, the Central Block’s Smart Collection is a value leader among the Capital’s pre-sale condominiums, while each unit’s layouts and intelligently designed millwork finishings take advantage of up-market trends expected at an Abstract-designed project.
Efficient use of space yields thoughtful function, where ‘smart’ interior design includes double-door entry into closets (from bedrooms and entryways) and full-height built-in pantries to make the most of urban floorplans.
Residents will also benefit from a Modo car-share membership by building on Central Block’s already car-lite location within walking distance to a whole assortment of amenities, on-site secure bicycle parking, and access to frequent transit connectivity to post-secondary campuses, employment nodes and shopping centres.
Taking full advantage of the Gorge Waterway’s parks along the shores of Esquimalt and Saanich, the treetop views from the Park View Collection are one and two-bedroom residences where the lush canopy along the Gorge becomes a one-of-a-kind backdrop.
“The views from the Park View Collection above the canopy of Esquimalt-Gorge and Saanich-Gorge parks is a most special differentiator for this collection,” Russel notes. “With Central Block’s expansive windows, the beautiful trees become a focal point, and remind you how close you are to nature, yet in an urban location just minutes from many services and shops.”

On the project’s amenity front, Central Block’s communal areas are designed to be practical and responsive to today’s changing needs. Portage Commons will be an indoor space suitable for co-working or group events, with break-out rooms, a kitchenette and workstations. Outside, Portage Garden is a private outdoor relaxation and zen experience that has multiple seating areas for private or group settings. And picture-perfect views from atop the Portage Rooftop are paired with a large entertaining and gathering space that features an outdoor kitchen and barbecue.
Six-storey Central Block will get underway this spring at 1075 Tillicum Road, and Abstract is targeting occupancy in 2024. The mid-rise will include a ground level commercial unit available for lease, and is comprised of residential layouts in junior one-bedroom, one-bedroom, junior two-bedroom, two-bedroom and three-bedroom forms.
