Redevelopment of the City of Victoria’s Kiwanis Village seniors community into affordable apartments is progressing through the municipal planning process.

The Kiwanis Village Society of Victoria’s proposal to build nearly 80 affordable homes for seniors in studio, one and two-bedroom layouts within a four-storey complex at 1419 Mallek Crescent recently went before the Advisory Design Panel as it nears formal approvals.
 
Envisioned for an eight-acre property to the north of Cook Street’s and Cedar Hill Road’s nexus in the Oaklands neighbourhood, is the first phase of redevelopment tht will yield a four-storey building fronting onto Cook Street at Mallek Crescent on the former footprint of nine apartments within four single-storey bungalows. Residents within the nine home have been relocated to suites elsewhere on the Kiwanis property.
 
The building will also include an adjacent community garden on vacant land between the upcoming four-storey building and an existing three-storey, 50-unit building and a two-storey, 15-unit building. Parking will be in the form of surface stalls with capacity for 108 vehicles, including six electric vehicle-ready stalls.
 
Project architect Number 10 Architecture of Victoria has created an appealing design for the low-rise with a three level frontage at the south end and four-storeys on the north end. Natural colours feature prominently throughout, and wood elements give the building a modern flair.
 
In addition to the garden plots, amenities for residents include fireplaces on each floor for communal spaces, a rooftop deck, private balconies for each residence, bicycle and scooter storage, and laundry facilities on every level.
 
Pending approvals from the City, construction of phase one is expected to begin by mid-2021 with completion in 2023.
 
Future plans at the property will deliver five additional phases of housing on the footprint of 81 single-storey rental suites north and east of Mallek Crescent, and along Hibberson Crescent accessible via Cedar Hill Road. Dates for these phases have not been set. C
