A move in-ready downtown Victoria condominium tower has launched its final sales campaign ahead of what’s shaping up to be a busy winter and spring season, Citified has learned.
 
Falling interest rates and new mortgage rules that include 30-year amortizations for first-time buyers entering the housing market via pre-sale homes, has drawn considerable interest to Mod, a 15-storey, 129-unit highrise on Cook Street at View Street in downtown Victoria’s Harris Green neighbourhood (see website | see profile).
 
With just 11 homes for sale, Mod’s inventory is priced from $464,000 plus GST for one-bedroom layouts, while two-bedroom homes are priced from $749,000 plus GST. Suites are sized from 445 square feet to 762 square feet, and most feature exterior patios.
 
The all-concrete Harris Green new-build is situated on the borders of downtown, Fairfield, Rockland and Fernwood, providing residents with shopping and services of not only the downtown core, but also commercial hubs like Cook Street Village and North Park Village, and the future home of Market on Yates coming opposite Mod on Yates Street at Cook Street
 
“Harris Green is going through a historic transformation right now, with old car lots being redeveloped into modern housing and commercial spaces, a new retail complex coming right across the street from Mod, and beautification investments from the City helping repurpose downtown streets into mixed transportation corridors,” says Dan Robbins, a Mod development partner. “We are quite fortunate to be at the centre of so much change, and this momentum has helped push our sales.”

Giving Mod an edge, the project is the only condominium in downtown Victoria-proper with move-in ready, new-build inventory. In recent years, the downtown core has seen a proliferation of purpose-built rental apartments while condominium construction has waned, leaving a demand imbalance for homebuyers searching for quality, new-to-market city centre homes.
 
Long-time Victoria developer Fraser McColl, Dan Robbins’ partner at Mod, says falling interest rates and rising demand for ownership opportunities make Mod an attractive choice heading into the winter market, in a downtown core where condominium housing is becoming less prevalent.
 
“We have not seen the level of growth in Victoria’s condominium sector like we have with new rental construction, and that is putting pressure on buyers to look beyond the city centre when transitioning from renting a home to home ownership, and not everyone is excited by that prospect,” McColl said, continuing:
 
“Mod has had a successful sales year in 2024, and we still have desirable layouts at prices that will appeal to many buyers, especially first time buyers. With no condominium housing expected to be built in downtown Victoria until the late 2020s, once Mod is sold-out, there will be no new-build condominium inventory available in Harris Green for years to come. And for buyers who plan to take advantage of a 30 year amortization on an urban home, the time to act is now.”
 
With dramatic exposed concrete and up-market finishings, Mod’s interiors are modern and avant-garde, and naturally lit through a generous focus on floor-to-ceiling windows, which have become less and less common in Victoria’s housing market due to changing building codes and design.
