Abstract Developments is celebrating the completion of its six-storey Sparrow condominium and retail project in Victoria’s Oaklands neighbourhood.
 
Pre-sold by mid-2021, with construction starting that year, 49-suite Sparrow at 1301 Hillside Avenue and Cook Street, represents a celebration for Abstract as the company’s first residential community in Oaklands.
 
“The welcoming of Sparrow’s purchasers to their newly completed homes is a milestone for the Abstract team, and and it is a reflection of demand for housing in Victoria’s core communities,” said Tavish Rai, Abstract Developments’ Executive Vice-President, adding that “the highly sought after Oaklands neighbourhood is one of Victoria’s best kept secrets, and Abstract is proud to have delivered a new landmark at such a prominent location.”
 
With introductory pricing targeted at first-time buyers, Sparrow enjoyed a strong market response thanks to its appealing floorplans at competitive prices, and a cooperative agreement with BC Housing that extended a 5% down payment option for select units. Sparrow’s upper floors, meanwhile, are noteworthy for their unobstructed mountain and city views from atop a natural high point in the region, making for incredible vistas and sunsets.
 
Abstract also introduced a car-lite lifestyle option for purchasers, making more residences attainable for younger purchasers.
 
In close proximity to Victoria’s downtown core, major shopping destinations like Hillside Shopping Centre and Quadra Village, Sparrow’s main thoroughfare location provides frequent transit connections to employment nodes, the University of Victoria, and Camosun College’s Lansdowne Campus, and has many walkable amenities just minutes away.
 
Throughout the planning process and during construction, Rai says Sparrow’s neighbour, The Cridge Centre for the Family, was a big supporter of the development effort and a great neighbour to work with.
 
“The Cridge Centre was instrumental to our success at this site, and remained a positive source of support for the Sparrow concept from the early days of conceiving a vision, right through to construction completion, and for that we are so grateful for their support,” Rai said.
 
With move-ins now taking place, Abstract is highlighting the availability of a single remaining unit, a 649 square foot commercial space uniquely positioned as one of just a handful of immediate retail options in the Hillside and Cook area, which is poised for residential growth through more housing density in the coming years.
 
As for the company’s development activities elsewhere in the region, Abstract has begun construction of its nearly sold-out Cadence condominium on upper Quadra Street at Palmer Road in Saanich. 77-suite Cadence will rise to six-storeys, with completion expected in 2024. In Esquimalt, Abstract’s 99-home Central Block condominium is expected to get underway this summer. At six-storeys, it will stand as a landmark at the end of Esquimalt’s portion of Tillicum Road overlooking the picturesque Gorge Waterway.
 
Over in Langford on Victoria’s West Shore, Abstract is readying the release of its introductory phase at Willow + Glen, a townhome project on Sooke Road just north of Jacklin Road. Willow + Glen represents Abstract first West Shore housing development, and will feature 64 family-friendly residences upon completion. C
