Crews have begun restoring the 1950's-era Medical Arts Building on Pandora Avenue at Cook Street. The upgraded modernist complex will be part of The Wade, a two-building, all-concrete condominium development with ground floor commercial space set to complete by late 2018 in Victoria's Harris Green district.  Citified.ca

A 1950’s-era office complex along the 1100-block of Pandora Avenue is in the throes of an extensive remediation as developer Tenfold Projects starts construction on a 102-unit condominium project.
 
A fully restored and seismically upgraded five-storey Medical Arts building, which housed mostly healthcare-related and clerical offices for over six decades, will be transformed into 48 residences and ground floor retail space as part of The Wade, a two-building, 102-unit residential complex spanning the 1400-block of Cook Street between Pandora Avenue and Johnson Street.
 
“The Medical Arts building, which for decades has stood as an architectural landmark in Harris Green, has been vacated and crews are starting work on a fairly involved interior renovation,” says developer Max Tomaszewski, a partner at Victoria-based Tenfold.
 
The Wade encompasses both the former office building and a new-build four-storey wing set to rise along Johnson Street at Cook Street.
 
Both buildings offer concrete construction – a rarity for low-rise residential projects in Victoria – and include European-inspired interiors that, according to Tomaszewski, present buyers with an international flair not commonly offered in local new-build residences.
 
“We’ve combined design elements from Europe that maximize space, maximize light and utilize every square foot to its absolute highest potential. European builders, in my opinion, have perfected certain elements of urban home design and we’re excited to introduce their techniques to local buyers,” Tomaszewski said.
 
In addition to its avant-garde interiors, The Wade offers residents a unique public amenity in the form of an animated rooftop that serves as a garden, a place to entertain and as an urban sanctuary.
 
“At street level in between the two buildings we’re creating a lush orchard for residents and members of the public to enjoy, but what really sets our amenity package apart is the rooftop,” says David Price, Tomaszewski’s partner.
 
“Every suite will include a garden plot on the roof where residents can choose to grow their own herbs, flowers or vegetables. A large entertainment space will be perfect for warm summer nights, and tucked away along the northeast corner residents will enjoy the ambiance of a zen garden offering views onto the Olympic Mountain range and serving as a one-of-a-kind oasis in the heart of the city. It’s going to be spectacular.”
 
Although strong sales at The Wade have reduced available inventory to below 30%, a wide selection of studio, junior two-bedroom, two-bedroom, two-bedroom-plus-den and three-bedroom units are still available with layouts ranging between 367 and 1,220 square feet. Prices on remaining inventory start at $246,900.
 
Construction is slated for completion by Christmas of 2018.
 
The Wade’s sales centre is situated at #2-1315 Cook Street immediately to the south of the development site. Sales staff are on-site from noon until 5PM Saturday through Thursday.
 
Tenfold Projects is a merger between Amadon Group, headed by Tomaszewski, and Westwater Projects, headed by Price. Both developers have been active in Victoria's real-estate development industry for several decades, having built over 40 projects in British Columbia that include Old Town Victoria's Mermaid Wharf condominium complex, Esquimalt's Swallows Landing luxury residences, and Fairfield's Essencia Verde mixed-use development in the Cook Street Village. C
