The Latoria Road corridor cutting through the southern edge of the municipalities of Colwood and Langford is undergoing an explosive transformation as buyers turn to the semi-rural suburban community on the Westshore.

The four kilometer long east-west connector, once lined with farms and acreages, links Metchosin Road in Colwood and Happy Valley Road in Langford, respectively, and represents one of the most active development areas on the south Island where nearly 700 homes are in-planning, under construction or have been recently occupied. In addition to that figure approximately 450 homes have been earmarked for development at Colwood's Olympic View Golf Club, accessed off Latoria Road, and 1,800 residences are envisioned for the Royal Bay community soon to get underway at the east end of Latoria Road (recently realigned and renamed Latoria Boulevard).

Buyers looking to secure real-estate in the area are presented with a variety of options that include bare lots with custom homes, traditional single-family-dwellings with or without secondary suites, townhomes and condos. Lots range from hilltop locations to low-lying parcels in forested settings. There is even the possibility of a mid-rise condo development at the intersection of Latoria Road and Veterans Memorial Parkway that will offer unimpeded vistas towards downtown Victoria, the Strait of Juan de Fuca and Washington's Olympic Peninsula. Approvals for the latter have been secured although there is no definitive development timeline while the parcel and its approved concept await a buyer.

Commercial amenities along the corridor are focused around Latoria Walk, a mixed-use condo and commercial project completed earlier in the decade at Latoria Road and Veterans Memorial Parkway. The anchor tenant is a Red Barn Market with a variety of retailers occupying remaining ground floor units. Future commercial development will be clustered around Latoria Boulevard as part of Royal Bay where shopping and employment opportunities are expected to become a regional draw.

Proximity to wilderness and outdoor activities are one of the area's major selling points as is the newly completed Royal Bay Secondary School at Latoria Boulevard and Ryder Hesjedal Way. A nearby elementary school is also planned as Royal Bay gets underway.

However, transit services to and from the area are currently limited. BC Transit does have plans to expand services pending popular growth. For the time-being residents of the area are mostly limited to travel by car for access to amenities and connections to the rest of the region. C
