Affordable oceanfront: Phase 7 of Sooke's Heron View townhome community now selling

The latest phase of oceanfront townhome residences at a masterplanned community in Victoria’s Westshore suburb of Sooke are move-in-ready and value-focused, Citified has learned.

Situated along the picturesque banks of Sooke Harbour near the town’s Whiffen Spit nature area and the highly acclaimed Sooke Harbour House restaurant, Silvercreek Development’s Heron View complex has released a series of six townhome purchase opportunities as the seventh phase of its ten-phased development.

“Heron View is arguably one of the best kept real-estate secrets on southern Vancouver Island,” says Bob Vaughan, Heron View’s project manager. “Our phased build-out program, which focuses on quality construction and finishings, larger homes and a boutique approach to the home buying experience, has allowed us to grow organically over the last decade while adapting to the expectations of our purchasers.”

Despite southern Vancouver Island’s runaway real-estate prices pushing many homebuyers into smaller residences, Heron View’s latest offerings are competitively priced at under $600,000 (GST included) with efficient floorplans pushing above 1,600 square feet of living space, double-car garages, and duplex designs to maximize natural light and privacy.

Each building’s West Coast Craftsman-styled architecture is complemented with up-market interiors that include nine foot ceilings, expansive windows, quality flooring and gas fireplaces with custom mantles.

Interior design options, professionally procured and available in two west coast-inspired colour themes, present purchasers with multiple options for finishings and accents.

Kitchens are adorned with rich wood or European-styled cabinetry while quartz stone countertops create impressive focal statements. Deluxe stainless steel appliances give these dining and entertaining spaces a sophisticated feel.

Bathrooms are designed for modern convenience with opulent accents that include designer elements, deep soaker tubs and full vanity mirrors with elegant light bars.

Residents also benefit from an amenity package that rivals all pre-sales anywhere on Vancouver Island.

“The joke around here is we’ve got a $100 annual snow removal budget, meanwhile residents are playing tennis on our private court in February and making great use of our ocean view entertaining areas,” Vaughan said, adding that Heron View’s outdoor swimming pool, fully-stocked fitness gym, sauna, hot tub, indoor and outdoor gathering spaces “complete an amenity package that presents tremendous value for residents and takes full advantage of the mild winter climate on Vancouver Island.”

Located along the 6900-block of Nordin Road off Whiffen Spit Road near Sooke’s village core, Heron View’s central setting gives residents the option of walking to the town’s grocery stores and restaurants (including Wild Mountain restaurant that has garnered notoriety), proximity oceanside walking trails, parks and Sooke’s ocean beaches, and even a year-round golf course is only moments away by car.

“Heron View is popular with downsizers, retirees and Victoria locals in search of a turn-key lifestyle tucked away from the bustle of the city but within reach of shopping, services and outdoor adventure,” Vaughan says. “Dollar-for-dollar Heron View stands alone as a purchase opportunity, and as we work towards our final phases the uniqueness of this project becomes even more special to its existing residents and newcomers.”

With its first phase completed in 2009, Heron View is comprised of 62 residences, including its six newest homes currently on the market. At build-out, the project will expand to 91 homes over three remaining phases.

To learn more about Heron View, visit the project’s presentation centre at 6995 Nordin Road between noon and 4PM daily, except Wednesdays. The presentation centre can also be reached by calling 778-425-4130 or emailing info@heronview.ca. Heron View’s official website can be accessed by clicking here. C
