Only a handful of homes remain for sale at Trailside at the Lake, a two-building, six-storey move in-ready pre-sale overlooking Langford Lake at the western terminus of Goldstream Avenue.
 
Nearly 90% sold-out of its 124 one and two-bedroom condominiums (see website; see profile) from developers Keycorp and Seacliff, Trailside’s remaining collection of suites span from 654 square feet in one-bedroom, one bath configurations to 921 square feet in two-bedroom, two-bath layouts. Pricing starts at $490,000, plus GST, with parking included.
 
Centrally located, the development's proximity to shopping, schools, recreation and employment centres on the West Shore, and its easy access to Highway 1 and transit connections, make Trailside an ideal homeownership opportunity with sweeping lake and forestland views.
 
Mike Hartshorne, whose South Island Home Team real-estate brokerage is heading the sales campaign for Trailside, says the success of the project stems from its sizable floorplans and competitive price points that also take advantage of a federal first-time buyer affordability program.
 
“Trailside has been one of the fastest selling condominium pre-sales in the West Shore’s busy condominium segment, supported by the Canada Mortgage and Housing Corporation’s Home Start affordability program,” Hartshorne says, adding that “only 15 units remain for sale, at prices that cater to first-time buyers, downsizers and retirees looking for an attainable new-build.”
 
Trailside’s remaining units are eligible for Home Start, a federal initiative designed to help first-time purchasers via 30-year mortgage amortizations in lieu of the traditional 25-year amortizations, allowing for lower mortgage payments every month, and enabling buyers to qualify for a purchase that may have been out of reach over a 25-year span.

“The lowering of monthly mortgage payments through an additional five years of mortgage amortization has really been a helpful federal housing policy for first-time buyers,” Hartshorne says. “And considering the drop in interest rates since last year, with future drops likely, mortgage eligibility has continued to improve.”
 
Trailside’s two buildings, known as The Nixon and The Henson, are unique for their fantastic views of Langford Lake and unobstructed vistas towards Sooke Hills Wilderness Regional Park and Goldstream Provincial Park, among the Capital’s most popular hiking, camping and day trip destinations.
